We service many of the commercial parks and office buildings in the Tampa area. A Plumbing/Maintenance specialist repairs individual water systems or large water facilities. This job position monitors, diagnoses, maintains, and repairs water leaks, water shortages, sewage, and pipe systems. They must have knowledge of repair and skill in maintenance. He/She handles installation, prepares needed equipment and machinery, and ensures that they are always in place. A skillful mindset and extensive knowledge in the field is the key. SCOPE: The Renovation Specialist is responsible for completing all construction and renovation on inventory homes in a portfolio of communities. Additional responsibilities include, but are not limited to, inventory home management, portfolio management and project management to ensure community inventory is ready for sale in good physical condition with a stabilized fiscal operation. Identify all repairs needed and create a scope of work within estimated costs for all repairs. - Communicate inspection requests, analyze quotes and scopes for accuracy and submit for approval. Follow up with vendors or team for scheduling and completion of work. - Identify areas of inventory needs and completion of renovation of inventory home - Physically examine the inventory and renovation work of the properties on a regular basis - Research building materials and aim to find the best quality and price - Compile weekly inventory reports, tasking, purchase card reconciliations timely and as dictated - Use technology (i.e., mobile phone, tablet, laptop or PC) to create, track, and report progress on all work orders, timesheets, and performance. QUALIFICATIONS: - High School diploma or equivalent is required, College Degree preferred. - Proficient in Excel, MS Office, Internet, and various computer and mobile device applications. - Construction Experience Preferred. - Knowledge and experience in some, or most, areas of rough and finish carpentry, plumbing, electrical, siding, flooring, painting, and home finishing. - Experience in use of hand and power tools used for demo and construction of homes, apartments, offices, and clubhouses, as needed. - Energetic and positive with a sharp eye for detail. - Must be safety and results driven. - Must have excellent written and verbal communication skills. - Flexibility to travel up to 25%, some weekends may be required. - Must have a valid driver's license and 3 years of clean driving record. Duties/Responsibilities: • Able to scale and read blueprints for proper installation of underground PVC conduit. • Able to install conduits at proper depth and measurements as the plans dictate. • Must ensure that the PVC conduit is properly secured, so that the conduit does not move while other trades are doing their work. • Must return prepped concrete slabs to their original state (i.e. repairing slab plastic if necessary to remove for underground installation). • Properly installs UFER (concrete encased ground) to NEC applicable codes. • Other related duties as assigned.
