Description

This property is located in Newton County near the end of county road 4060, an unpaved road breaking off from county road 4059 to the right (east). It consists of two adjacent properties which form the end of county road 4060. To reach this property, coming from Beaumont, you travel north on Hwy 96 to Kirbyville, turn right on FM 363 at the north end of Kirbyville. Upon reaching Hwy 87, turn right (south) and continue to FM 2460 where you turn left (east). Go about 3/4 of a mile and turn left (north) on county road CR 4059. Turn right on the first road which is CR 4060. Proceed to the end of the road which becomes grassy near the end and the subject property borders the left side of the road starting with a fenced in area with livestock in it. The fence goes off to the left (north) and forms the west side of the subject property. There is electricity at that end of the property. There should be a marker and a T post at the end of the property which would be the NW boundary. The northern boundary (to the right) can be followed from there and ends at a small clearing or road. The property line then goes 90 degrees to the right or south until it reaches the SE corner of this property. From there the property lines goes west to the post that marks the end of CR 4060 (right side). A copy of the survey shows how it is laid out. The property is heavily wooded with several species of oaks, southern magnolias and many very large ponderosa pines. There is a small pond near the boundary where the two tracts meet near the back. There is a road going into the woods starting with two large posts at the property boundary leading from the road into the woods. The road goes quite a way back into the property where there is an old cabin on the left that is falling apart. I travel a lot so I may not be able reply to inquiries for several days. This consists of a 2.405 acre and a 3.290 acre property as shown on the plat. The other property shown on the plat is not owned by me. You may reach me by calling or texting show contact info .
