I have 7 adjoining lots for sale in Waldo, FL. 5 of them are about a third of an acre and 2 of them are just over a half acre. I initially had 8 lots and my plan was to put a mobile home on one, sell it, put a mobile home on another one, sell it, and so on. I spent about a year and a half, surveying, re-platting, and prepping the land, hauling in dirt, grating, cutting down trees, getting power and plumbing run to it, etc. and then I bought the first double wide, new, and just sold one of the lots with the double wide on it. From what I’ve seen, lots are easier to sell with the mobile home already on it, and it is much more profitable than just selling them outright, however, I work a full time job and have three kids and I just don’t really have the time to do it, so I’ve decided to sell the lots as-is and let someone else make the money. There is a need for housing in Waldo, particularly, affordable housing, so I think the lots are best suited for mobile homes, but of course, that’s ultimately up to it whoever buys it. 5 of the lots already have access to city sewer and water from the plumbing I ran to the property for the first mobile home, as well as access to power from the electrical I ran to the property. The two larger, half-acre lots, are across a little creek and the plumbing and electrical would have to be extended to them. I’m looking to sell all 7 lots together, not individually. I’m asking 220K for all 7. From what I calculated, there’s minimum of 250K in profit, putting mobile homes on the lots and selling them. Potentially as much as 350K, depending on what you pay for the mobile homes and how much you sell them for but with the precedent of the first one that I sold, I can confidently say there is at least 250K in profit. I’m not really interested in selling the lots individually. I’ve had a few people inquire about it and I just had a realtor list the 5 smaller lots for 45K ea. with utilities, but I’m reluctant to split them up because I’m looking for a buyer that wants all 7 and I don’t want to affect my ability to do that by selling one or two individually before I find a buyer for the rest. With that being said, obviously, there are more people looking for one lot as opposed to an investment opportunity of seven lots so if I do end up selling one or two, I’d still be open to selling the remaining lots to somebody who wants to put mobile homes on them and sell them. One last thing, I’ve already had multiple people reach out to me over the last couple years who are looking to buy land at 50 cents on the dollar from people who are in a rush or desperate to sell for whatever reason and I can tell you, that’s not me. I know what the property is worth and I know that it’s a good investment opportunity and I’m not in a hurry to sell so if you’re one of those people, don’t waste your time or mine. With that being said, if you’re a serious buyer and want to make an offer, feel free to do so as long as it’s not some ridiculous attempt to buy the lots for much less than what they are worth.
