Well established Property Management is looking for an onsite manager to oversee a 55+ community some of the task to be carried out are as follows: • Managers must be on time for their monthly meeting (if applicable). • Manager must send their monthly time sheets on the 30th of every month. • Keep the vacancy level low (less than 5% vacancy). • Managers are to send a weekly update every Friday before 3pm. • Vacancies Cannot go past 45 days VACANT • Building Weekly reports due on Friday’s • Delinquency report needs to be updated 48 hours after issued to you By A/R • Any Manual maintenance request form enter into AppFolio you need to attach the form to the work order • Keep the building clean at all times. • Report any serious issues to us immediately via email. • Ensuring the property is safe and maintained properly. • Give access to all maintenance vendor. Coordinate access accordingly so no waiting or extra service fee be applied to us by vendor. • Meeting with current residents, e.g., to handle request for repairs, to help resolve complaints. • Showing vacant apartments to prospective tenants. • Leasing application must be entered thru website so it gets into AppFolio system • All leasing files and move in funds must be turn in with in 72hours • Security deposit unit check list must be sent to Property Supervisor with pictures no later than 3 days after Tenant move out. • Manager must create guest card for every leasing call they get in AppFolio • Notice to vacate form must be email or faxed to Leasing Department 24hr after receiving notice from the tenant and entered into AppFolio. • Explaining the occupancy terms and the lease agreement. • Enforcing the terms of the lease agreement e.g., rent collection, parking restrictions, pet restrictions, termination of lease, and House Rules. • Post legal notices • All communication with tenant must be done thru the AppFolio system so we can have a record all communication. • You are required to inspect the property twice a day. Pick up any trash that is detected during those walks thru and report any building repairs needed. • You are required to give a courtesy response to All emails within 24 hours of receipt. Even if you don’t know or have the answer of what’s being requested just follow up making us aware that you have received the communication and are working on it.
