Position Overview: We are seeking a skilled and reliable Maintenance Technician to join our team. The Maintenance Technician is responsible for the daily upkeep, preventive maintenance, and general repairs of the building’s systems and facilities, ensuring a safe, clean, and well-maintained environment for residents. Key Responsibilities: Respond to building emergencies and participate in on-call rotation as needed. Conduct preventive maintenance tasks, including filter changes, lubrication, and minor adjustments. Maintain common areas (lobbies, hallways, amenities, parking garage, and surrounding grounds) in clean and operational condition. Provide chairs to residents when requested. Opening and closing umbrellas for guests and keeping pool furniture in order. Maintaining beach bathrooms, cleaning BBQ’s and the surrounding area. Ensuring beach furniture is returned to the storage area and umbrellas are properly closed and stored. Maintaining and patrolling all grounds and areas for trash and moving dumpsters to the collection area. Maintaining the underground garage. Leaf blowing, power washing pool deck and paved areas including parking lot. Light Landscaping, painting and other duties assigned. Ensure tools, inventory, and maintenance supplies are well-stocked and properly stored. Follow all safety procedures, including use of personal protective equipment (PPE). Support tasks such as pressure washing, and exterior upkeep. Qualifications: High school diploma or GED required; trade school or technical certification preferred. 2+ years of maintenance or building operations experience (residential or commercial). Ability to troubleshoot and repair building systems and perform minor carpentry/painting tasks. Strong customer service and communication skills. Ability to lift 50+ lbs and work in various indoor/outdoor conditions.
