The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property’s operational objectives under the supervision of the Regional Maintenance Supervisor and Community Manager. Essential Duties & Responsibilities Community Maintenance Regular/daily onsite attendance is required Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner Ensure all repairs and replacements necessary for community common areas and units Assist with the scheduling and performance of all maintenance/repair-related turn events Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns Maintain preventative maintenance program that extends the life of the community while minimizing future repairs Responsible for understanding and following key policy Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines Assist in maintaining the hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Assist with monitoring inventory of equipment and supplies as requested Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager Participate in on-call emergency at community Utilize property resources, equipment and supplies economically Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Projects a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates Physical requirements While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on-call property emergencies). We’re looking for a resident manager. If you are good with people, presentable, able (and willing) to do cleaning and minor repairs, we are looking for you. We'll give you the apartment ($2,350 value) at a discounted rent of $500 in exchange for managing. The unit is a one bedroom, one bath. In addition, you get free parking and plenty of storage. There is no salary included, and this is a Part Time position (13 hours per week., usually much less) You'll need to have another source of income. We’re looking for someone who will: 1. Keep the grounds clean 2. Show units and take applications 3. Collect rents 4. Perform minor repairs such as changing disposals, unclogging leaks, and fixing leaky toilets, etc. 5.
