You will be responsible for meeting adjusters to walk the scope, write and reach approval on the repair estimate, evaluating project plans, conducting thorough material and labor cost analysis, and working with other departments to ensure each projects success. This role requires a strong understanding of construction methods, industry trends, and exceptional analytical skills. Primary responsibilities may include the following: · Project Evaluation: Review project plans, specifications, and other relevant documents to gain a comprehensive understanding of project requirements. · Cost Estimation: Prepare detailed and accurate cost estimates, including labor, materials, equipment, subcontractor costs, and overhead expenses. · Value Engineering: Identify cost-saving opportunities and propose value engineering alternatives without compromising quality. · Risk Assessment: Evaluate project risks and uncertainties and incorporate appropriate contingencies into cost estimates. · Cost Analysis: Analyze historical data, industry trends, and market conditions to enhance the accuracy of cost estimates. · Collaboration: Collaborate with project managers, engineers, architects, and other team members to ensure a cohesive approach to project estimating. · Quality Assurance: Ensure that cost estimates are in line with the company's quality standards and industry best practices. · Continuous Improvement: Stay updated with industry developments, construction techniques, and cost estimating software to continually improve estimating processes. Minimum requirements for consideration for this role are: · Bachelor's degree in construction management, civil engineering, or a related field; or equivalent experience. · Minimum of 5 years of experience in construction estimating, with a strong background in negotiations. · Proficiency in construction cost estimating software (e.g., Xactimate, Eagleview, Hover, and MS Office Suite preferred) · Strong analytical and problem-solving skills. · Excellent communication and negotiation skills. · Ability to work in a fast-paced environment and manage multiple projects simultaneously. · Detail-oriented and highly organized. · Adept at interpreting architectural and engineering drawings. · Knowledge of local building codes, regulations, and permitting processes. · Professional certifications (e.g., Xactimate Certified Level 1, 2, 3) are a plus. The Maintenance Technician’s responsibility is to maintain a luxurious appearance of each community while providing excellent customer service and repairing and executing resident service requests. Appliance repair experience 2+ years hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, painting, etc.) is preferred Experience in property management in a maintenance technician role is preferred Performs other duties as assigned.
