$650 Room w/ Bonus room for rent in Yukon (Yukon)

Hello, I will have a room for rent. This can include upstairs to act as a personal living room. I also have a large shed out back that you would be able to use to store some stuff if needed. The bathroom is close to the bedroom and isn’t used by really anyone unless I have guests, which is rare. So, basically a private bathroom. Kitchen is fairly large if you enjoy cooking, and I don’t mind sharing my cookware as well, just clean up after yourself. Backyard is huge. Female preferred as I have my twin daughters on the weekends and I don’t want potential creepers around them. Upstairs can be partially furnished if wanted. Driveway parking. I’d consider garage parking for additional rent. All utilities included. A bit about me, I’m a 38-year-old male who enjoys anime, video games, and fast cars. Non-smoker. I rarely have anyone over to visit. I like to cook when I can find the time. I don’t do drugs or party. If I’m home, I pretty much just hang out in the living room downstairs playing video games or watching anime/movies. First and last month’s rent due upfront. $650/month, all bills paid. 420 friendly as long as you partake in the garage or outside. No cats or dogs please. As I mentioned, I have my daughters on the weekend. They are currently almost 5 years old and well behaved. I do all the lawn work. I will not ask to babysit nor am I looking for a relationship. I have a girlfriend who comes over sometimes. Looking for a clean and respectable roommate with a steady job that won’t miss a rent payment. Also, must not mind toddlers crying from time to time on Saturdays and Sundays. If you’re upstairs in your “living room”, you’ll likely not even hear them. They cry rarely but we play hard. Upstairs does get a bit warmer because warm air rises, as everyone knows. I can provide a locking doorknob for the bedroom on request.
