Hi there! We are looking for a new roommate to move in November 1st, of 2025 for a single occupancy in a shared dwelling "with owners" (see law exemption below) in a 5br house in West Seattle Junction Neighborhood. Currently there is 1 single roommate and a 3 person family in the shared dwelling. All with private separate living areas as well as outside communal shared spaces. As the owners we will credit check you and run a background check with your SS# and other personal information through our landlord management company (LMI). There is one minor living on the property (no sex offenders, domestic violence, assaults or felonies). We will need references from 2 pervious landlords and 3 personal references from professional relationships (not family & friends) for you to apply. Sorry everyone NO PETS! (Legal "service animals" allowed with disabilities, but not emotional support animals). We have one small dog and chickens (livestock) on the property already. Washington livestock laws apply. This is a bedroom suite with a private entrance. $750 per month includes utilities and internet. Sign a 6 month lease or option for a year lease. See pictures with current roommate furnishings and empty (what it will look like vacant for new roommate). 1 off street parking spot available for separate rent $100 per month. First month, security deposit, cleaning fees and application fee due at time of lease signing. The bedroom suite hosts a simple kitchenette, bathroom with shower, small walk in closet, and comes furnished with full-sized loft bed & mattress, desk and shelving for storage. You can use the loft bed on top as a sleep area or use it as storage and sleep below (as seen in pictures). Comes with full-sized mattress. Not a lot of outlets unfortunately. Shared laundry on site with Wednesday and Thursday scheduled days. Bus stops are 1 to 8 minutes walk from house. C line bus stop is 3 minute walk, with 15 minutes busses running all day with a 20 minute commute to downtown. There are stairs going down into the property and stairs going into the house, it is not ADA compliant as a private single family residence. If you have mobility issues this would not be a good fit. There are gardens to tend if interested with a healthy lifestyle living focus with mini urban farming. We can take a $100.00 holding deposit for 48 hours if application approved. If we have not received rental deposits and fees within 48 hours with a signed lease, we will keep the $100 dollar deposit and look to the next applicant. This is a shared house with a family friendly atmosphere. We have had roommates for over 15 years and have made life long friends. The property is focused on a healthy communal living that is drama free. We are all kind and respectful, but the house can be loud with children playing. We don't accept loud cussing, partying, drugs, smoking or drinking. 420 friendly outside only in designated areas after 8pm away from minors. Or you can go off property anytime. If interested we will be showing the property and room starting October 1st Monday, Tuesday, Wednesday, and Thursday's from 4pm to 6pm until rented. 7.24.032 - Exemptions Subsection 7.24.030.I and Section 7.24.031 do not apply to: A. Denial of occupancy made by landlords of federally assisted housing subject to federal regulations that require denial of tenancy, including but not limited to when any member of the household is subject to a lifetime sex offender registration requirement under a state sex offender registration program or has been convicted of manufacturing or producing methamphetamine on the premises of federally-assisted housing; or B. Renting of a dwelling unit or an accessory dwelling unit where the owner occupies a part of the dwelling unit or accessory dwelling unit.
