Guardian has an immediate need for a Maintenance Technician to join our experienced and committed team at Wyndhaven Apartments! Wyndhaven is an affordable (LIHTC) apartment community in Hillsboro, OR with 396 units. The Maintenance Technician's primary role will be to support the Community Managers by ensuring site safety and completion of required property maintenance necessary to maintain excellent curb appeal and the overall appearance and quality of the properties on a scheduled basis. This will include prioritizing and processing work orders which may include both urgent and routine maintenance of property and apartment units. This position is responsible for ensuring that all maintenance work is done in compliance with OSHA regulations, and Guardian policies and procedures. A Maintenance Technician is also responsible for coordinating with other property staff and vendors to provide outstanding customer service to the residents, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the properties, and complete all required paperwork and reports on time. For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced, flexible, and hands-on environment. The ideal candidate will be highly organized, professional and communicative. Schedule: 40 hours / week; 9AM-6PM Compensation: $24 - $26 / hr DOE + Benefits! Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required. Must own or have access to properly insured vehicle for use in business transportation needs; maintain valid driver's license and insurance. If the property has a pool, CPO (Certified Pool Operator) certification may be required according to the regulations of the property’s State. Maintenance Worker III -Electrician performs complex electrical and maintenance functions and activities related to the Event Center’s operations and maintenance department needs.  Essential Functions/Responsibilities *Assist the Director of Facilities to budget, plan, schedule, coordinate and supervise capital expenditure projects *Train, lead, and coach maintenance employees. *Assume responsibility for implementing policies and procedures set by the SMCEC. *Execute plans of electrical wiring for lighting and electrical systems. *Install industrial wiring, electrical fixtures, power equipment, PLCs and transformers, distribution panels, and subpanels. *Install and connect power supply wiring, cables, conduit, PVC, rigid steel, and electrical controls for equipment. *Diagnose and solve problems in electrical circuits, systems, and equipment using the proper testing equipment. *Prevent breakdown of systems by routinely inspecting and replacing old wiring, cables, circuits, etc. *Perform effective troubleshooting to identify hazards or malfunctions and perform appropriate repairs. *Assist the Director of Facilities in assembling weekly and Periodic Summary Maintenance Reports and identifying and tracking trends to anticipate future projects and costs. *Provide feedback to management on specific maintenance and repair needs. *Work with the management team to maintain and facilitate effective training programs. *Assist with safety training programs.
