About the Role Granite Towers Equity Group is adding a Regional Maintenance Director to lead portfolio-wide maintenance and construction operations. You will standardize preventive programs, elevate safety and quality, and mentor site teams—partnering closely with Asset Management to protect assets and deliver an excellent resident experience. This role starts as an individual contributor and is expected to build out leadership over time (target ~12 months for direct reports). What You’ll Do Preventive Maintenance & SOPs — Design and implement portfolio-wide PM schedules, checklists, and playbooks; drive adherence. Capital Planning & Projects — Collaborate on annual CapEx plans; scope, bid, schedule, and QA project execution with clear acceptance criteria. Technical Oversight — Ensure high standards across HVAC, plumbing, electrical, structural, and life‑safety systems. Budgeting & Vendor Management — Build scopes/RFPs, select/coach vendors, negotiate contracts, and manage spend vs. plan. Safety & Compliance — Champion OSHA/EPA/local code compliance; conduct audits and training; correct issues quickly. Team Development — Mentor on‑site supervisors/techs; set expectations and coach for throughput, quality, and resident care. Set a Standard of Excellence- Trust but verify the work is completed to an excellent standard. Quality verification, accuracy of scope of work, and integral Capex inspections before final payments are released. Train up vendor to Granite Towers standard if needed. KPI Discipline — Track and publish maintenance KPIs (work‑order aging, completion time, make‑ready days, PM completion %, CapEx on‑time/on‑budget). Cross‑Functional Partnering — Work directly with Asset Management on priorities, reporting, and portfolio rhythms. Requirements What You’ll Bring (Required) 10+ years of multi‑site maintenance leadership (multifamily/property management or closely related environment). Bilingual (English/Spanish) — able to communicate effectively with field teams and vendors. HVAC trained and certified (e.g., EPA 608 Type II/Universal or equivalent). Broad, hands‑on knowledge of HVAC, plumbing, electrical, and structural systems. Proven budgeting and vendor management experience across multiple properties. Demonstrated safety & compliance expertise. Proficiency in Excel and Word; capable with digital checklists and reporting. Familiarity with property management/maintenance software (CMMS/PM platforms). Travel up to 25% to TN & MN (vehicle allowance provided) Nice to Have Capital project planning and multi‑phase renovation experience. Sustainability practices for energy/water/maintenance efficiency. Experience rolling out maintenance SOPs across distributed teams. Experience sourcing materials directly or in bulk.
