Job Title: Associate Director of Maintenance Department: Property Management Reports to: Director of Property Management Direct Reports: Maintenance Supervisors, Maintenance Technicians, Property Porters Location: 1000 E. 60th Street, Los Angeles, CA 90001 Job Type: FULL-TIME Pay Range: $115,000-$130,000 PER YEAR JOB SUMMARY The Associate Director of Maintenance embraces SoLa’s mission and is passionate about communicating and promoting SoLa’s short and long-term goals. The Associate Director oversees the maintenance and upkeep of over 200+ properties consisting of over 3000 residential units and growing. Responsible for helping to manage the continuous improvement of the maintenance department and executing long-term strategic plans. Manage, coach, mentor, and develop a high performing Maintenance Team that meets goals and objectives, and delivers best results, added value, and continuous improvements. Requirements Dive deep into SCEP (Systematic Code Enforcement Program) to understand how it operates, and implement strategy to keep Sola’s assets in compliance with SCEP Manage the daily operations of the maintenance department; oversee Maintenance Administrators and Maintenance Technicians Oversee, manage, and direct all maintenance operations including the timely completion of work; establish standardized processes and procedures Increase the department's operational effectiveness by analyzing data, identifying inefficiencies, and implementing improvements Develop and manage key performance indicators (KPIs) for each area of responsibility Develop strategies to manage department expenses and set clear expectations for material spend; hold team accountable for overages Review and update quarterly, semi-annual and annual preventative maintenance schedule to include changing HVAC filters, fire detector batteries, other types of safety devices, cleaning gutters, and inspecting for leaks Work with Maintenance Administrators to create and manage practical routes for the technicians Ensure efficient repair schedules and review repair cost estimates Evaluate performance of maintenance team to allocate trade specific responsibilities Regularly generate comprehensive reports to identify areas of excessive cost and prepare an action plan to correct deficiencies Intelligently scale the maintenance department as the organization grows Provide technical guidance and expertise to the maintenance team Complete other tasks and projects as assigned EDUCATION & EXPERIENCE Bachelor’s degree preferred Minimum 8-10 years' experience in residential maintenance management required Minimum 8-10 years' hands-on experience in planning maintenance operations required Knowledge of technical aspects of plumbing, carpentry, electrical systems etc. SKILLS & ABILITIES Fluent in English and Spanish preferred Proficient in Excel and PowerPoint; ability to present data and reports Working knowledge of Yardi and other job specific software preferred Ability to analyze data and recognize areas of inefficiency Excellent interpersonal, and verbal and written communication skills Ability to work effectively and independently in a fast-paced, demanding environment Organized, proactive/self-starter, creative, detail-oriented, and critical thinking skills required Reliable transportation to travel between properties when needed Passionate about our mission to help alleviate homelessness in historically underserved Black and brown neighborhoods.
