JOB SUMMARY The Maintenance Technician performs repairs and upgrades to the interior and exterior of SoLa multi-family rental properties. Under the direction of the Property Manager, responsible for completing work orders, responding to service calls, and interacting with other maintenance field staff and tenants to ensure maintenance requests are completed as directed. ***PAY RATE: UP TO $29 PER HOUR*** ABOUT THE COMPANY SoLa Impact is an award-winning real estate private equity firm with a double bottom line strategy focused on preserving, rehabbing, and creating high quality... high-quality affordable housing in low-income, Black and brown communities. We are looking to not only help alleviate but to obliterate the obstacle of housing costs in our most marginalized communities. Having successfully raised and fully deployed its fourth fund ($300 million of equity), SoLa Impact expects to raise over $1.5B through a series of funds over the next 3-5 years from a combination of institutional investors, family offices, and high-net-worth investors. SoLa Impact’s work and strategy have also been the subject of business school case studies at both USC’s Marshall School and Columbia Business School's Masters of Real Estate program. Requirements ESSENTIAL DUTIES ● Accept directions from the Property Manager regarding day-to-day work activities ● Perform electrical, plumbing, painting, drywall, and janitorial maintenance work ● Repair/replace outlets, switches, breakers, light fixtures, and appliances, and perform other electrical maintenance duties ● Clean drains, snake pipes, repair water leaks and perform other plumbing maintenance duties ● Prepare walls for painting, patch holes, replace drywall, and paint; sand, stain, and refinish woodwork ● Repair cabinets, floors, tile, doors, doorknobs, and related items ● Analyze, troubleshoot, install, replace, and repair residential kitchen appliances, HVAC units, water heaters, etc. ● Ensure job sites are left free of equipment, supplies, and debris following maintenance performed ● Respond promptly to various maintenance issues including emergencies and inspections ● Collaborate internally with other departments, including Property Management, Construction, and Purchasing ● Complete other tasks and projects as assigned EDUCATION & EXPERIENCE ● Minimum 1-3 years’ experience hands-on residential maintenance experience required ● Strong mechanical aptitude and general knowledge of residential maintenance repair techniques, including plumbing, carpentry, electrical systems, etc. ● Experience using hand tools, power tools, and mechanical equipment SKILLS & ABILITIES ● Fluent in English and Spanish required ● Excellent communication and customer service skills required ● Ability to work effectively and independently in a fast-paced, demanding environment ● Ability to follow verbal/written instructions/directions in a professional and courteous manner ● Reliable transportation to travel between properties ● Passionate about our mission Benefits At SoLa Impact, we believe work environment, culture, and the opportunity to learn and grow are key elements when considering a new job. POSITION SUMMARY Under the supervision of the operations leadership, Service Technicians will be held to a high standard of service. ICEE has a commitment to success: to our customers, partners, and team members. Service Technicians are required to service all ICEE and restaurant equipment including Frozen Carbonated and Non-Carbonated dispensers, fountain beverage equipment, ice makers, juice dispensers, etc. Service Technicians will work with minimal supervision and are required to attend weekly meetings held in their Service Center. Team members in this role are provided with a vehicle, uniforms, tools, cell phone, tablet, and gas card. ESSENTIAL FUNCTIONS • Receives dispatched service calls as assigned and ensures a prompt response based on estimated time of arrival (ETA). • Performs preventative maintenance, troubleshoots or diagnoses service problems, and completes repairs as needed. Checks quality of all products i.e.: checking syrup levels, changing out flavors, cleaning around machines, etc. • Maintains inventory and maintenance on equipment such as: parts, tools, and the company vehicle. • Reviews service orders and service performed with the respective supervisor. Keeps his/her supervisor informed of customer concerns, needs, and up-selling opportunities. • Documents all work performed and closes out all activities upon completion. • Clearly communicates with both customers and co-workers. • Performs assigned general warehouse duties including but not limited to cleaning, organizing, rotating product, shipping and receiving of equipment, parts, and product. • Performs other duties as assigned by Supervisor. COMPETENCIES To perform this job successfully, the Service Technician must be self-motivated and have the ability to stay on task with minimal to no supervision.
