KPM is looking for an Lead Maintenance to join the team at our in our Dallas, TX property! This is a full time position and compensation will range based on experience. The Lead Maintenance role is responsible for overseeing the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, and construction/rehabilitation projects. Responsibilities: Coordinate, schedule, and perform preventative maintenance on equipment and units Coordinate and schedule appropriate safety and skills training for maintenance employees Inspect facilities periodically to determine problems and necessary maintenance Oversee maintenance staff, prepare weekly maintenance schedules, and allocate work to appropriate team members Contribute to the development of the overall maintenance budget and ensure compliance at the property Monitor inventory of materials and equipment and replenish as needed Perform other duties assigned Requirements: 300+ units and 3 + years experience as a Maintenance Supervisor or related role HVAC and EPA certified High School Diploma or Equivalent required Customer service experience Must have a valid driver’s license Bilingual is a plus, but not required Must be flexible and dependable Must be a team player Physical Requirements / Working Conditions: Prolonged periods of sitting, standing, and walking throughout the workday Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders Must be able to lift and / or move up to 50 pounds Must be able to work indoors / outdoors or in extreme weather conditions Must be able to work weekends and/or evenings on a rotating schedule

Ideal candidates should have experience in waste services, moving companies, vending, or delivery services. The role is primarily responsible for completing interior installations or repairs to brand standards as well as keeping operations managers informed of potential repairs, actions being taken, and the status of any major maintenance projects. Troubleshoot & repair where possible. Where applicable, arrange a repair with a specialist appliance engineer. Conduct inspections and provide a snag list for the apartments. Liaise with contractors on maintenance tasks (appliances, plumbing, electrical work, etc) that are specialized if needed, hand over, communication, and follow up checks Assist guests with maintenance/technical issues (electrical, plumbing, carpentry related to their stay at the property in order to support a positive guest experience Assist in delivering missing items to clients, such as glassware, lighting, small appliances, etc Requirements What we are looking for: Experience (at least 5 years) as a General Maintenance / Repairs Technician or in a similar role Proven experience in repairing Home Appliances Experience in spare parts and knowledge of suppliers to source them. Eye for details, and ability to inspect apartments and provide accurate reports/snag list. Full time Driver/Shop help needed. Must be able to pass Motor vehicle record check, background check, frequent DOT drug and alcohol screening, and be able to lift 75 pounds regularly.
