Mission: Leading the Evolution of Construction Vision: Exposing the World to a New Way to Build Qualifications Reviewing and evaluating project plans and specifications, bid documents, and other relevant documents to identify what is needed to create a bid proposal. Design-Build experience is preferred Calculates the cost of HVAC construction based on reviewing and evaluating available documents. Consults with clients, vendors and personnel in other departments to discuss and formulate estimates and resolve issues. Confers with engineers, architects, owners, contractors, and subcontractors on changes and adjustments to cost estimates. Prepare estimates used by management for purposes such as planning, organizing, and scheduling work. Attends job site walk-throughs as necessary to ensure that any field conditions that may potentially affect or impact the construction, prospective bid or pre-construction designs are properly handled. Work alongside other estimators, project managers and project engineers on change orders and cost to complete estimates of ongoing projects. Analyzes projects for value engineering options while taking into account specific job conditions that may affect labor and material to be purchased and installed. Identifies any inconsistent issues, conflicts, and other problems in the bid documents. Coordinates with other MEP disciplines either internally or externally. Anticipates potential problems and is proactive by taking action. Requests material and equipment quotes from vendors and equipment suppliers. Reviews quotes to confirm adherence to quote specifications and accuracy of quotes received. Develops and maintains a positive relationship with vendors. Prepares bid documents including specific scope letter for each project. Conceptually designs HVAC solutions for design build projects. May attend estimating/sales meetings, and project meetings to discuss bid status, and present/solve problems. Meets with general contractors and site personnel, as needed. Keeps company personnel, clients, general contractors, and all others current on bid progress. Performs other related duties as required and assigned. Position Description: The Estimator, will skillfully read and interpret plans, proposals and other documentation to develop bids and successfully negotiate budgets.  The Estimator will also be able to prepare and present estimate documentation, as well as, track and analyze data to reduce gaps between estimates and actual cost.  Essential Functions: Analyze drawings, specifications, proposals, etc. to complete various checklist/spreadsheets related to a project. Position Overview: An Estimator supports and works with management, operations and estimating staff in the review of project plans, requirements and specifications. The Estimator generates budgets, estimates and proposals with the understanding of the constructability, means and methods, logistics, schedule, risk, and profitability of each project. Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and man hour figures. Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate. Prepare estimates by calculating complete takeoff of scope of work. Coordinate total estimating effort relevant to particular bid/project as assigned. Maintain files of working documents as back up for estimates figures. Interact with owner, A/E, and other contractors to provide engineering and cost data regarding project feasibility. Negotiate financial disputes and change orders with owners Administrative point of contact for the owner Understand details of project scope of work Create and maintain project cost reports Document and negotiate changes that may affect project completion or contract costs with subcontractors and owners Develop field quality assurance and quality control plan with Superintendent Collaboration of project safety plan with Superintendent(s) Responsible for managing MBE/WBE subcontracting requirements Responsible for EEO/Affirmative action contract requirements Must report to various work locations as assigned Requirements Bachelor’s degree in Civil Engineering, Construction Management, Construction Engineering, or another degree related to the built environment. 5-8 years estimating, cost control, project management, and/or engineering experience in construction environment.
