Located five easy walkable blocks from quaint downtown Ojai, the Ojai Gardens Apartments has a two-bedroom, one-and-a-half-bath, town-home style unit that is now available for rent. This spacious apartment comes with lots of storage. Bedrooms and main bathroom are located upstairs. Touched by morning sun, the kitchen has gray countertops and includes a deep kitchen sink, and black appliances: Fridge, Dishwasher and Glass-Top Oven Range. There is even a cozy spot for a breakfast table which opens to a back patio area which is great for a semi-shaded container garden. Add more plants and even set up an outdoor table to have leisurely meals outside. Previous tenants had a small dog and left behind a patio fence, so you have a good view of the wild area behind the unit. An L-shaped living room, with an adjacent dining area provides an intimate, yet open concept living area. There is one A/C unit provided downstairs near the front door area that keeps the downstairs area quite cool during heated summers. Tenants typically provide their own smaller A/C units – or portable A/C -- in each of the upstairs bedrooms, however former tenants also left behind a small window A/C in each bedroom. Down the lower hallway is a deep storage closet under the stairs. In addition, the downstairs powder room has space for washer/dryer hook up. (A rare find in Ojai.) Luckily, the former tenants also left behind a washer and dryer that would be yours, if you want them. Please note we are an all-electric apartment complex. Up the carpeted stairs is a large Master bedroom with two closets; one is quite large. The smaller upstairs bedroom also has a long, large closet. The main upstairs bathroom has a bathtub and a shower compartment. In addition, the upstairs hallway has a large linen cupboard. On the property, there is a central, gated swimming pool area on-site which is great for sitting outside or taking a dip on hot days. (Not heated during the winter months, but still a great place to grab some sun, year-round.) Our lovely, oak-tree-filled property is about a 5-block walk to the downtown Ojai Arcade area. Here you will experience easy shopping, banking, a post office, restaurants, the main Libbey Bowl park, tennis courts, music venues, the farmer's market, and numerous art festivals that are all nestled in a rare East-West valley. Ojai offers astonishing natural beauty, a rich history along with a culture and lifestyle that makes this cute town the ideal destination for seekers of both serenity and a special place with all the advantages of a small-town community lifestyle. People love living in this vintage and retro-style Ojai complex! We are showing this unit and accepting applications now. Available for move-in quite quickly with approval and credit check. APPLICATION CRITERIA: • All applicants must *see* the property before applying. • Application screening fee & credit check = $50.00 per person and is non-refundable. • All persons 18 or older must apply. • You must have good credit, a FICO score of 650 or higher is required; if you do not have a FICO score then tenancy may be obtainable with a security deposit of 2 times the amount of the monthly rent and proof of income. • NO EVICTIONS! • Our office does not accept incomplete applications. • You must have 1 year of verifiable income, paystubs, bank statements or income tax records. • You must have a good previous rental history. • You must have governmental issued photo identification. (State driver’s license, passport.) • You must have a social security card or TIN. • Some pets may be allowed with additional deposits, documentation and rents may be required, please inquire. Completed applications are processed on a first come first served basis. Processing time for completed applications can take up to 3 business days. RENTAL CRITERIA: Once approved, the $1,000.00 security deposit will be due within 72 hours – to hold the apartment -- and needs to be paid with a cashier’s check or money order made out to “Resort Apartments L.L.C.” The first month’s rent is due at move-in – when keys are turned over – and funds must be in the form of a cashier’s check or money order made out to “Resort Apartments L.L.C.” • Security Deposit = $1,000.00 (refundable after moving out if the apartment is in good shape and clean). • One-year Lease then automatically becomes Month-to-Month thereafter. • Includes refrigerator, dishwasher & stove (all electric). • Washer/dryer hook-up (will need to provide your own or use local area laundromats.) There are no common laundry facilities on the property. • One assigned covered carport parking space with extra small storage area at the back of the carport. Uncovered parking is first-come-first-served. Side streets also have nearby parking. • You pay for your own unit’s SCE Southern California Edison electricity bills (each unit is metered separately) and your own Internet and/or Cable TV services. • Trash/Recycling, Yard Waste, Food Waste, and Water is paid for by the complex. • A cat or small dog is allowed with a one-time $250.00 pet application/deposit for each pet. (Refundable after moving out if the apartment is in good shape and clean.) • No Smoking or Vaping on the property is allowed Per City of Ojai Ordinance.
