Responsible for 16-unit apartment complex. Hours require range from 10 to 30 per month. 1. Overall, the manager is in charge of the property. This includes contacting service vendors (snowplowers, appliance technicians, carpet cleaners, HVAC technicians, etc…) as needed. Maintain it in a way that the tenants are proud to live there. Take care of tenant problems in an efficient and pleasant manner. Represent the owner in a professional capacity. 2. The primary duty is to keep the building filled with tenants. As soon as an apartment becomes vacant, get it cleaned, painted, and ready to be shown to a prospective tenant as soon as possible. Make appointments and take applications. Telephone/email office with application information. 3. Take care of minor repairs including leaking faucets, plugged disposals, electrical outlet replacement, replacing blinds, etc… in a timely manner. Communicate with tenants when repairs will be completed. 4. Take care of plantings (e.g. remove dead branches, trim bushes/trees etc…), mulch, weed, pick up debris in the lawn, etc…. 5. Shovel/Blow walkways and garage doors. Salt walkways using ice demelter (not rock salt – damages concrete) 6. Complete a spring and fall yard cleanup (remove dead leaves & branches, trim bushes, etc…) 7. Conduct an annual inspection of each apartment. 8. Complete ad hoc projects as requested
