Structural Civil Engineer and Architect needed to draw up plan for a residential renovation. Two story home 1324 sqft. Need Plans to be drawn up to get a renovation permit approve by the city of LA. Project is in 90042 highland park area. Pay: Architect plan $3000 Structural Engineer to do all the calculation and stamp the architect plan $4000 Must have a valid P.E. (Professional Engineer) stamp or have access to one from an associate. Experience reviewing and stamping residential remodel plans for permit submission. Ability to work with architect’s plans and check them for structural integrity and code compliance. Ability to provide timely revisions if needed, so we can submit plans without delays. Have experience working in LA building codes.

General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Should have a specific knowledge of all high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.  Safety systems knowledge Elevator systems knowledge Fire pump and safety system knowledge Trash room / compactor knowledge Some experience with Building Link and Vantaca building management software.  An understanding that condo construction is not complete and will take place over the next several months.  This requires a need to deal with partial occupancy issues that impacts how the building systems are managed and operated. Key Responsibilities: Program, set up, and operate CNC routers for architectural millwork production in accordance with established procedures and guidelines. Read and interpret shop drawings, CAD files, and work orders to ensure precision and accuracy in output. Create, adjust, and optimize CNC software such as SAI EnRoute, AutoCAD, AlphaCAM, or Microvelum to maximize efficiency and minimize material waste. Perform machine setups including tool changes, calibration, and fixture adjustments. Detect issues in the creation process and find solutions to ensure the machinery creates components in line with design specifications. Conduct quality checks on finished components to ensure compliance with design specifications and tolerances. Maintain and troubleshoot CNC machinery to ensure continuous, safe operation. Keep detailed records of operations, including production and quality logs to maintain operational efficiency and compliance with safety standards. Collaborate with project managers, engineers, and shop personnel to resolve technical issues and improve workflow. Uphold safety standards and maintain a clean, organized work area. Assist in other workshop tasks as needed. Qualifications & Skills: Required: 3+ years of CNC operating/programming experience in a millwork or woodworking environment. Strong understanding of woodworking techniques, joinery, and architectural millwork standards. Ability to read and interpret detailed shop drawings, blueprints, and CAD/CAM files. Strong proficiency in CNC programming software (e.g., AlphaCAM, EnRoute, Microvellum, or similar). Keen attention to detail and strong problem-solving skills. Ability to manage time effectively, meet deadlines, and prioritize multiple tasks. Commitment to shop safety standards and proper practices. Reliability, punctuality, and a strong work ethic.
