LV Collective is looking for a bold and resourceful Construction Manager – Value-Add Student Housing who thrives in the fast-paced world of renovations, reinvestments, and operational upgrades. In this role, you'll lead value-add construction efforts from concept through completion—managing everything from budget and scope to schedule and execution. Education & Experience ·         Bachelor’s degree in Construction Management, Engineering, Architecture, or related field ·         5+ years of experience in multifamily renovation or value-add construction roles ·         Proven success managing occupied renovations and phased rehabs ·         Deep knowledge of building systems, unit renovations, and amenity upgrades ·         Familiarity with construction documents, scopes, schedules, and permitting Business Skills ·         Strong project management and budget-tracking abilities ·         Excellent written and verbal communication skills ·         Proficiency with construction and project management software (Procore, Microsoft Project, Bluebeam, Excel) ·         Ability to manage multiple active projects across different markets ·         High attention to detail with a knack for creative problem-solving ·         Comfortable in a fast-paced, entrepreneurial environment Bonus Points if… ·         You’ve led unit renovations in both student housing and conventional multifamily ·         You’ve worked on occupied rehabs and understand the operational sensitivities ·         You’re fluent in Spanish ·         You’re familiar with energy-efficient upgrades and capital improvement planning ·         You can spot an ROI opportunity a mile away Requirements Job Responsibilities Renovation & Construction Oversight ·         Lead the construction and renovation efforts for value-add multifamily properties across the U.S. ·         Oversee all phases of the renovation process: planning, bidding, construction, and delivery ·         Develop detailed project scopes based on operational and aesthetic improvement goals ·         Manage third-party general contractors, subcontractors, and vendors onsite and remotely ·         Ensure alignment of construction plans with LV’s design vision and brand standards ·         Monitor project timelines, budgets, and quality standards from start to finish ·         Travel to assets in other U.S. markets will be required as needed to support project objectives; this role is based in our Austin HQ Budget, Scope & Vendor Management ·         Prepare and track project budgets, change orders, and pay applications ·         Collaborate with the asset management and investment teams to align renovation strategy with business plans ·         Solicit and negotiate bids for all scopes, including exterior improvements, interior unit upgrades, amenity enhancements, and building systems ·         Ensure contracts and scopes are complete, clear, and value-optimized Communication & Reporting ·         Provide regular construction updates to internal stakeholders and ownership groups ·         Maintain organized documentation and reporting across multiple active projects ·         Prepare site visit reports, project dashboards, and executive-level summaries ·         Track KPIs such as renovation cost per unit, lease trade-outs, and construction timelines Cross-Functional Collaboration ·         Work closely with property management and leasing to minimize disruption during renovations ·         Align finish specs and upgrade scope with leasing strategy and rent goals ·         Partner with marketing and design teams to implement brand-aligned aesthetic upgrades Other ·         Assist with other duties and special projects as assigned ·         Ability to work late or on weekends may be required ·         Travel to prospective and active projects in markets throughout the United States will be required  Benefits LV Collective offers a collaborative and fulfilling work environment inside its beautifully designed office located in downtown Austin, Texas.
