Job Summary The Assistant Maintenance Supervisor supports the Maintenance Supervisor in overseeing the upkeep, repair, and preventive maintenance of facilities, equipment, and systems. This role ensures buildings remain safe, functional, and presentable while managing a team of maintenance technicians and custodial staff. The Assistant Supervisor helps coordinate daily operations, maintain compliance with safety regulations, and provide excellent service to clients and building occupants. General Maintenance Tasks Painting & Surface Care Touch-up painting in high-traffic areas (hallways, stairwells, classrooms, offices), including drywall repair, and caulking Full repainting of walls, doors, trims, and exterior surfaces as needed. Graffiti removal and repainting. Caulking around windows, sinks, and tubs to prevent leaks. Minor Repairs Fixing door handles, locks, hinges, and closers. Repairing drywall holes, scratches, or dents. Replacing ceiling tiles, light diffusers, and floor tiles. Patching concrete or asphalt cracks (walkways, curbs). Repairing furniture (desks, chairs, shelving). Plumbing Unclogging toilets, sinks, and floor drains. Fixing leaky faucets and toilets. Electrical Replacing light bulbs, ballasts, and LED fixtures. Installing or replacing wall plates and switches. Inspecting and labeling electrical panels. HVAC & Mechanical Replacing air filters (monthly or quarterly). Cleaning vents and registers. Instructional Clarity: Provide clear, concise instructions to janitorial staff regarding cleaning protocols, safety procedures, and work assignments. Customer Service Communication: Respond to client inquiries professionally, ensuring concerns are acknowledged and ideally resolved within 24 hours. Report Writing & Documentation: Maintain detailed records of incidents, inspections, and operational improvements for management review. Safety, Dress Code and Company Compliance Ensure staff follow proper cleaning procedures and safety protocols. Conduct monthly training sessions on the safe use of cleaning chemicals and equipment. Maintain compliance with health, safety, and environmental regulations.
