$800 / 2br - Seeking a roommate for lower floor unit near Neponset (Dorchester)

Hello. I am moving into a two bedroom unit in a house that belongs to a family friend, and I am seeking one roommate. Here are the basic facts: -House currently unoccupied -$800 *each* per month (1600 total) -Price of utilities uncertain. New heat pump system installed, so no gas bill- just electricity (will find this out) -Located in Neponset area -It is a one year lease -Washer/dryer available -One shared bathroom -Cats probably okay (I have to confirm), but not dogs -Unfurnished -Has small kitchen, but a lot of common space (dining room and adjacent living room) -No smoking indoors -Alcohol fine, weed fine (outdoors or with good ventilation) -There is a narrow driveway that could fit a small car -I don't believe street parking is by permit only -Fairly close to redline stop -Short walk to Stop n Shop -The place is available now, so as soon as I find someone we can move in -I am not sure what the house-owner wants in terms of deposit/last, but expect to at least pay a deposit equal to one month rent Here is some information about me and what I am looking for in a living situation: I am a 31 year old guy, I teach in Boston Public Schools. I am a leftist and am active in leftist/community organizing stuff. I don't do any drugs, and I'm not a big partier (I more enjoy the occasional "kick back"). I'm into exercise, outdoors stuff, and a bunch of other random stuff. I cook a lot and enjoy sharing. I make beer sometimes, and grow food. I'm pretty tired when I'm not working, so ideally home would be a sanctuary where I can come chill and not have to deal with any shenanigans. I'm a social person but also introverted. I'd ideally like to develop friendships with the people I live with, but if that's not in the cards for us then it is what it is. As long as you are a good, honest, consistent communicator who does not bring negativity into the home, then we'll get along fine. I'm a queer, white guy. This house will be a safe space for anyone of any identity group. The main things about you that matter to me are that we generally share similar political values (if you support Israel or deny their genocide of Palestinians, and if your politics are anything further right than a progressive liberal then we won't get along as roommates), roughly similar lifestyles and habits (not partying a ton, generally kind of quiet and orderly (not blaring music), not *frequently* coming in late with a bunch of friends making a ruckus), and as I said, being a solid communicator who just generally has "common sense" about cohabitation (don't leave dishes in the sink for days, pay for shit on time, do your part with chores without needing some overly complicated, legalistic chore system). I value good sleep a lot and have a tough time with sleep, so I need people who are willing to respect that.
