JOB SUMMARY: Perform tasks involving all aspects of maintenance, including Repairs to buildings and equipment, gas heating systems, electrical work, carpentry, flooring, painting, and other finishes. DUTIES AND RESPONSIBILITIES: • Diagnose and perform major, minor, and routine maintenance, plumbing, drywall, appliance repair, locks, windows, and lights. Repairs are to be completed in a timely and professional manner. • Perform carpentry work and paint interiors and exteriors as needed. • Inspect vacated apartments, complete a make-ready checklist, and prepare apartments for occupancy according to the property standard. • Perform repairs on all electrical, plumbing, and HVAC systems. Replace water heaters as needed. • Perform service requests as directed by the Manager. • Inspect the exterior of the property. Perform building and common area upkeep daily following company standards. Assist in keeping grounds neat and free of litter. • Complete special projects as may be assigned and prioritized by the Manager. • Completion of preventative maintenance, maintaining accurate records, and providing resident training as required. • Maintain shop appearance to standards to facilitate quick assessment of supply inventory. Maintain equipment, and equipment inventory to ensure warranty compliance. • Obtain bids and negotiate prices, as necessary, with vendors and contractors. Coordinate delivery and work schedules with vendors, contractors, and the Manager. • Perform effective emergency maintenance (on call) as required. Duty to be scheduled every other week. • Perform seasonal ground maintenance, snow removal, mowing, tree removal, and landscaping. QUALIFICATIONS: • Working knowledge of English, oral and written • General apartment maintenance experience • knowledge of appliance repair, carpentry, plumbing drywall, and electrical knowledge. • Must provide a full set of general tools. • Be detailed oriented. • Positive customer service skills are essential, dependability, being on time, as well as adherence to policies and procedures, are important for success in this position. • Requires a valid driver’s license and proof of insurance. • Must have a truck and must live in Anchorage due to being on call. PHYSICAL REQUIREMENTS: • Able to lift and carry (frequently) up to 45 pounds (paint supplies, furniture) • Able to push/pull up to 200 pounds, move appliances, use appliance dolly, and move water heaters and other machinery as needed. • Climbing, balancing, frequent stooping, kneeling, crouching and crawling. COMPANY STANDARDS • All company and resident information will be kept strictly confidential. • The highest standards of accuracy will be maintained in all data records and work performed. • Conformance to the rules and regulation of property management as set forth by Alaska Landlord/Tenant Act and Federal Fair Housing Laws. • All Temporary help, owners, residents, vendors, contractors, and any other person contacted on the phone or in person will be treated in a friendly, personable professional manner. • Wright Services associates are required to maintain a professional image and attitude in keeping up with company objectives. • All associates must agree to a criminal and credit background check. • Detailed knowledge of the community and all amenities • Adhere to all company account and reporting procedures. • Adhere to and promote all company safety policies and procedures. • Must have reliable transportation. Can be a 40-hour position if you can do additional duties like feeding, grooming, etc. This position is not an internship or training opportunity — we need someone who already knows the ropes.
