Available September 1. Upstairs bedroom, adjoining second bedroom/artist studio, and private bath available in a cooperative style farmhouse on 1.5 acre working urban farm. On 3rd St., 7 minutes to Good Foods, 5 minutes to Natural Grocer, 15 minutes to downtown/University via the Milwaukee trail, 10 minutes to the Blue Mountain. River and public land access from the back pasture -single track for biking, running, riding, cross-country skiing, fishing, as well as a good swimming hole. The farm is set back from the road and is quiet and peaceful. There is a bus stop across the street. The farmhouse has an open floor plan downstairs with the kitchen, hardwood floors, and french doors that open onto a large covered porch for indoor-outdoor living. Dishwasher, washer, dryer, wood stove and natural gas heat. Large fenced organic kitchen garden. The available upstairs bedroom and studio each have a private balcony with great views of Lolo, Peak 6, and the river corridor, as well as an upstairs full bath. The previous occupants were in partnership and occupied both rooms as a bedroom and office suite for several years. This is an option as well. The entire interior has just been renovated and re-insulated, the exterior is currently being renovated. The owner has a separate art studio on site and lives in a yurt on the property. The downstairs bedroom is occupied by a University member.. There is an Airstream trailer as well that often acts as a guest bedroom. There are also several outbuildings with some space for extra storage and projects. Pets are welcome as long as they get along with the horse, sheep, and the farm dog. There is a fenced-in yard section to allow indoor/outdoor access for pets. This is an active farm and gathering place. Friends enjoy good meals, playing music, training horses, and working on various projects together. We also value quiet private time as well. We are avid hunters and backcountry enthusiasts. Candidates should not be adverse to livestock being butchered occasionally, we try to be as locavore as possible. The farm philosophy is one of basic permaculture and sustainability. We are especially interested in people who value living simply and well, in a community setting. Especially those that are already part of the larger Missoula community and in search of housing, so that they can continue to be a part of that community. We like to try to use the 10 Principles of Burning Man as a wishful basis for interacting, while also making fun of ourselves often for doing that. Ideally we would like to rent out the entire upstairs for $1,200, but may be up for negotiation for single rooms for the right folks/friends who get along well: ($600 a month for each upstairs room), plus ⅓ of the utilities and ⅓ the internet. First month and deposit. Utilities average $150 -more in winter, much less in summer) a month for the entire house, the interwebs is another $60. There is a business speed broadband connection to the house. Water is supplied by a private well, so there are no water and sewer charges and the water is great. Furniture is available if needed. There are basic chores like cleaning and shoveling snow that are shared. We all are active and busy, so basic things like leaving the kitchen clean and ready to use by others is important.
