$1,400 / 110ft2 - cozy room in sunny temescal apt w/ fruit trees, 15m from bart (oakland north / temescal)

Seeking roommate for my cute apartment in Temescal! My apt is in a quiet residential area and 15 mins walking from macarthur bart (~20min to downtown berkeley bart and ~35 to downtown SF), with easy access to Telegraph, Rockridge and Piedmont corridors, which have tons of cute shops and restaurants. The house has a spacious living room with brand new cozy couch, dining room, a kitchen with a ton of light, and laundry. The highlight is the beautiful backyard with a picnic table, chairs and fruit trees (lime, fig, pomegranate, banana). I have the wifi router set up so that it's easy to work out there. Unfortunately, the house has stairs on both sides so it is not wheelchair accessible. The room is $1400 p/month, which is less than half the total rent of $3300 due to the lack of light in the room as compared to the other room. It has a spacious closet and a large window. Monthly utilities are about ~150. What I'm looking for: someone who likes cats since I have two. Ideally, you're interested in a longer term rental (1 year or more preferred). It'd be fantastic if you lean more covid conscious--masking in crowded places and indoors preferred, and are ok with a darker bedroom. No pets, unfortunately -- one of my cats has a chronic upper respiratory disease and I wouldn't want to pass that on to your pets. About me: I'm a nonbinary afab person in my 30s, currently working remotely in edtech as an engineer. I'm introverted and enjoy art, reading, and playing video games. Note: The property manager is Ziprent and they require all tenants to submit an application before being added to the lease. They require a 650+ credit score, as well as a security deposit of 1x the monthly rent.
