Maintenance Supervisor (Torrance, Los Angeles, Hawthorne, Gardena, Long Beach, etc.)

About the Role: We are seeking a Maintenance Supervisor to oversee maintenance operations across a large multi-family residential portfolio. This role is ideal for someone with strong leadership skills, excellent organization, and a hands-on approach to problem-solving. WE ARE ALSO LOOKING FOR APARTMENT MAINTENANCE TECHNICIANS Key Responsibilities: - Supervise and coordinate all maintenance activities for over 2,700 units. - Schedule and assign maintenance work orders, ensuring urgent requests are prioritized. - Oversee and coordinate unit turnovers to ensure apartments are rent-ready on time. - Close out work orders in AppFolio and ensure accurate record-keeping. - Coordinate and manage vendor relationships, including scheduling and approvals. - Review and approve invoices for maintenance and vendor services. - Ensure insurance recommendations and required property updates are completed within deadlines. - Implement preventative maintenance schedules and track completion. - Work closely with managers, staff, and tenants to ensure smooth operations. Qualifications: - 3–5 years minimum experience in property management or maintenance supervision. - Proficiency with AppFolio (or similar property management software). - Strong organizational and leadership skills. - Bilingual (Spanish/English preferred). - Excellent communication and problem-solving abilities. - Good attitude, helpful, and easy to work with — able to build positive relationships with staff, vendors, and tenants. - Valid driver’s license and reliable transportation.
