Guardian has an immediate need for a Community Manager to join our experienced and committed team at Stillwater Crossing! Stillwater Crossing is an affordable apartment community in Bend, OR with 240 units. The Community Manager will work to ensure that the property meets all ownership goals and objectives, enforce Guardian Management policies and procedures, and to adhere to Fair Housing and Landlord Tenant Laws at all times. A Community Manager is responsible for supervision of other property staff and vendors to provide outstanding customer service to the residents, maintain excellent curb appeal, provide well-timed and proactive property maintenance, safeguard the good financial health and stability of the property, confirm timely compliance with all government and property program requirements, and complete all required paperwork and reports on time. For this position, we are seeking a dynamic self-starter who enjoys working with others and excels in a fast-paced office environment. The ideal candidate will be highly organized, professional and communicative. The candidate must have at least two (2) years of experience managing affordable multifamily properties. Experience with LIHTC/RD and Yardi is required. A general understanding of all property management duties and operations is essential for this role. Schedule: 40 hours / week; Monday - Friday 8:00AM - 5:00PM Compensation: $30-$32 / hr + benefits! Strong mathematical skills and basic understanding of property budgets and financial accounting. Ability to speak, read and write in English. Ability to communicate effectively and in a timely manner; both verbally and in writing. Able to complete company training requirements for this position within pre-determined deadlines and attend other training sessions as required. Peak Living Property Services is looking for an Onsite Manager to live at and manage our 38 unit apartment complex! This unique residence not only provides proximity to everyday conveniences but also places you just a 6-minute walk from the Mt. Baker Light Rail station. The Onsite Manager provides a professional and reliable presence at the property in return for a monthly base rent up to $1,800, negotiable based on vacancy, cleaning expectations, and other negotiable terms/tasks agreed upon before accepting the position. All candidates must meet local city landlord requirements including positive rent history, credit score of 620+, and monthly income of 3x the marketed rent (around $4k-$5k/mo). Onsite Role - General Job Description(20 hours/mo): • Act as first point of contact for all residents, prospects and vendors; “face” of the community. • Facilitate vendor visits and continually oversee maintenance request management. • Upon availability, act as first point of contact in case of emergencies.  Including: Unit lock outs, power outages, unit leaks, etc • Posting and issuing building wide notices: 14 Day for unpaid rent, 10-day compliance notices, building updates, renewal offers, water shut offs, 24/48 hour notice of entry, etc. • Overseeing and ensuring efficiency in all current or new move-in/move-out processes. • Perform minor maintenance repairs within ability; changing light bulbs, clogged drains, small plumbing leaks, etc. Property walk responsibilities: • Schedule junk removal for bulk items. • Communicate and issue chargebacks to tenants if/when known who bulk item(s) belong to. • Landscaping awareness/monitoring. • Parking management  Towing of cars, awareness of abandoned/unlawful vehicles. • Ensure trash and garbage areas are free of litter. Cleaning Responsibilities: • Common area cleaning – At least every week • Vacuum all shared spaces; lobby areas, hallways on each floor, stairwells, laundry rooms. • Wipe down surfaces, including stairwell handrails, elevator, entry/exit doors, laundry equipment.
