The Tsui Group is seeking a candidate who is qualified and experienced in educational facility construction projects to serve as a Project Manager - Planning & Development for a large educational client within Los Angeles County with the below duties: Manages, oversees and coordinates all facets of pre-construction, project development, bid/award, and project close-out phase of all assigned projects Works with the design team to focus on the approved original project scope Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects Coordinates with all pertinent public agencies to complete federal and state requirements as needed; coordinates with representatives from various utility and government agencies to obtain timely action on successive phases of project completion Monitors project budgets on a monthly basis and ensures that budgets accurately reflect the status/progress of projects Resolves complex planning, design and construction project-related issues, disputes and disagreements Reviews status and overall planning, design and construction project progress and ensures project scopes stay within the approved project definition Assists project team with contracts, bid and contract planning Implements project or program policy guidelines and procedures; suggest improvements and implement approved changes Evaluates new developments and strategies affecting program objectives and results Works with technical personnel to estimate costs of building and alteration projects Performs other duties as assigned Requirements Minimum Required Experience: Minimum 10 years of full time paid professional experience managing public/educational or commercial projects; with full responsibility for coordinating complex activities from project inception, project planning, design, project development to close-out Experience in managing multiple projects concurrently; proficiency in managing various educational modernization projects is preferred Minimum Required Education: Graduation from a recognized college or university with a bachelor’s degree, preferably in Architecture, Engineering or Construction Management Possession of a valid Certified Construction Manager (CCM) credential may be substituted for the required education Candidates who do not meet the education requirement may substitute experience on a year-for-year basis and demonstrate extensive proficiency in the duties indicated Benefits Salary Range: $131,000-$136,000 Medical, Vision, & Dental – 100% covered for the employee* Life and Disability Insurance 10.5 days of Vacation pay (Accrued) 6 days of Sick pay (Available Immediately) 13 days of Holiday pay 3% Employer Contribution 401k (After 1 year of service) Monthly Stipend for Cell Phone Laptop for work purposes

Job Summary: Supervises and coordinates the on-site construction activities for the assigned subdivisions, located initially near the Venice submarket. Monitors the completion of each construction phase through coordination, scheduling, and inspection of each home. Ensures quality craftsmanship and customer satisfaction in accordance with Company goals and objectives. Duties and Responsibilities: Assists in budgeting time requirements to complete each phase of construction and meet deadlines by scheduling subcontractor work and deliveries; coordinating and monitoring progress of work; completion and closing dates. Acts as liaisons between operations, subcontractors, and vendors; supervises and monitors work of subcontractors; provides follow up to ensure completion of work and accurate, timely deliveries. Reviews, on a daily basis, the production of homes via inspections during various construction phases to ensure quality control; monitors progress including delivery and use of materials, supplies, tools, machinery, equipment, and vehicles. Reviews and analyzes site plans and blueprints in order to monitor and ensure compliance with plan specifications. Conducts pre-construction and pre-settlement meetings with home buyer; resolves customer service issues and production problems during construction phase to maintain customer satisfaction; completes finishing and warranty work as required. Assists in the control of production costs through review and approval of time sheets, production and service invoices, delivery, and inspection sheets. Confers with appropriate individuals to monitor and track costs to avoid overruns. Provides and applies appropriate training methods and standards to subordinates and subcontractors; monitors and enforces safety and Company policy compliance. Directly supervises subordinates and assists in the supervision of subcontractors. Carries out supervisory responsibilities in accordance with Company policies and procedures. Assist with special projects as requested and perform additional duties as required. Requirements Minimum Education Experience: High school graduate with at least one year of relevant course study including workshops and seminars in construction management techniques combined with at least four years or related experience; related supervisory experience; and a good knowledge and understanding of the home building industry within scope of building codes, blueprints, regulations, and construction process. Skills and Abilities: Adaptability and flexibility to work effectively in a fast-paced environment with ability to coordinate several activities simultaneously. Decisiveness, decision-making and problem-solving abilities to select among alternative courses of action within budget limitations. Customer-service oriented with good interpersonal skills, good verbal and written communication skills for interaction with a variety of people inside and outside the organization. Knowledge of BuildPro/SupplyPro is preferred. Work Conditions: Exposure to undesirable environmental conditions as well as some health and safety risks. Appropriate equipment and precautions required. Travel demands which require possession of a valid driver’s license.
