Job Title: Maintenance Director Location: Brookside Park Apartments, Berlin, NH 03570 Hours: Full-time 40 hours a week Job Description: HallKeen Management has an opening for an experienced and motivated Maintenance Director to oversee all maintenance responsibilities for a 120-unit Project Based Section 8 property located in Berlin, NH. The responsibilities of the Maintenance Director are wide-ranging. The Maintenance Director is responsible for managing the maintenance budget, establishing and adhering to a preventative maintenance schedule, meeting turnover time requirements, reviewing vendor contracts, obtaining competitive bids for work needed on site, overseeing vendors working on site, and preparing the property for HUD, state, and other regulatory inspections. Participation in rotation of On-call emergencies after hours and weekends is required. The Maintenance Director will manage a staff of Maintenance Technicians and will handle all responsibilities associated with the maintenance of the property. Some duties include, but are not limited to, handling daily service requests, turning over apartments for occupancy; maintaining or replacing appliances, fixtures and switches; working with contractors as necessary; providing corrective maintenance; providing preventive maintenance; inspecting apartments, buildings and/or grounds as necessary; replacing/maintaining smoke detectors, circuit breakers and outlets; painting apartments; changing window screens and glass; providing cosmetic repairs within apartments and common areas; snow removal; inventories; working with the PM on maintenance budgeting; using the necessary safety attire and/or equipment; performing other duties as they arise. Candidate must have 5 years of property maintenance experience and must have previous supervisory experience in overseeing staff. Candidate should have strong organizational skills with the ability to multi-task and will take ownership of all maintenance responsibilities as they relate to this property. Candidate should be results driven and possess the ability to work within a budget. Candidate must have working knowledge of current safety practices and regulations (OSHA), grounds maintenance, plumbing, heating and electrical systems to handle service calls and maintain vendor relationships. Candidate should have experience using residential maintenance software, Word, Excel and communicating via email. This may vary based on the nature of a project and/or client needs: Conduct preliminary field work which would include carrying approximately 10 lbs. throughout the work day. Expected amount of field work would be approximately 5-10% of annual work load, but may vary based on client needs and project assignments. Coordinate with all project stakeholders and act in the interest of our clients to support their project goals. Production of quality basemap and construction drawings for client, municipal, and regulatory agency review using AutoCAD. Including details, BOM, Material Specifications, O&M manual development, management of inter-disciplinary projects, and more. Development of energization and de-energization procedures. Contractor and construction cost estimation. Alternative Analyses and detailed comparisons including Risk Assessment Code and Compliance Reviews, Gap Analyses, O&M and Construction standard audits and modification. DIMP and/or TIMP plan development and/or audits and/or improvements. Completion of complex engineering calculations (stress, pipe flow, heat transfer, external loading, etc.). Familiarity with CFR 192, CFR 193, and/or other applicable regulations to ensure work products are compliant. Data entry into SAP and/or Maximo Work Management System to support your project work in our clients’ WMS’s. Apply for and obtain municipal highway permits and other right-of-way permits (e.g. NYSDOT, railroad, Thruway Authority, Canal Corporation, etc.) Coordinate with landowners to obtain right-of-way / easement when required. Create as-built records from inspector’s field notes. Supervise, mentor, and train junior staff. Act as a role model. Set and monitor goals, objectives, and progress. Assist with marketing, business development, and internal SOP development. Requirements This is a Senior Level position, and you must have proven / demonstrated the ability to perform the duties of this role through previous employment. Bachelor’s or Masters degree in Civil/Mechanical Engineering or other closely related field. Professional Engineering license and/or GTI Competent Engineer Certification (preferred) Minimum of 10 years of related experience for Natural Gas Operator or consultant in Natural Gas industry (Transmission and Distribution preferred) Strong verbal and written communication skills. Presents and conducts themselves in a professional manner. Able to pace themselves and work within defined project budgets. Ability to balance multiple projects and assignments and prioritize their individual workload. Need to possess a valid driver's license with a safe driving history (required). Excellent organizational skills. Ability to carry 10 lbs. throughout the workday sometimes through difficult terrain such as forests, agriculture fields, etc. Ability to pass a client background check. The coating engineer work with a cross-functional team across R&D, Operations, and Quality to ensure that quality, cost and timelines are met.  This role is critical to ensuring that next generation membranes solutions are delivery on  time and at cost to enable our customers to delivery cleantech that will decarbonize the  planet. The ideal candidate will have experience in coating technologies and film  production in a development and/or production operation with the ability to drive  continuous improvements across the product portfolio.  Core Duties and Responsibilities  • Lead and execute the technical deliverables and technologies necessary in the design and commercialization of new membrane products, as well as the optimization of existing membrane products.  • Plan and execute R2R coating trials and production at 3rd party sites that meet the objectives of the coating event.  • Troubleshooting of quality issues to drive to root cause and implement long term fixes to address the issue.  • Drive quality and cost improvements through planning and execution of coating experiments.  • Inspection and characterization of incoming R2R membranes vs. specifications for metrics such as thickness, polymer loading and defect  level/type.  • Characterize all aspects of process variables (inputs/outputs) of membrane  manufacturing processes to define key variables and establish process control • Work collaboratively with other project team members to ensure the products  meet the user needs and design specifications. • Partner with quality to develop test methods and establish quality controls for  new materials/processes  • Summarize coating results in written reports and presentations for  communication with peers, partners, customers, and various levels of  management.  • Other duties as assigned  Requirements Education and Experience  • BS degree in Chemical Engineering, Mechanical Engineering, Material Science or related field.  • Minimum of 5 to 7 years of experience in a development and/or manufacturing environment related to film production.  • Strong literacy in Microsoft Office Suite (MS Word, Excel, and PowerPoint)  required.  • Strong organizational, critical thinking, and problem-solving skills along with keen attention to detail.  • Results-oriented and driven work style, with excellent task-oriented follow through.  • Proven ability to collaborate effectively within a team atmosphere. • Superior interpersonal skills and communication abilities.  Benefits Ionomr Innovations, Inc. is committed to creating a diverse environment and is proud to  be an equal opportunity employer.
