Duties and Responsibilities: 1. Schedules and assists with daily operations (service orders, repaints/re-carpets, apartment turnovers, etc.) 2. Coordinate service contracts and oversee any vendor and contractor activities. 3. Communicate effectively with residents, fellow associates, vendors and supervisors. 4. Inspect vacated apartments and complete ‘make-ready’ checklist and inform manager of needed services and repairs. 5. Required to be available and often on-site in the event of a weather or property emergency. 6. Conducting property inspections and/or participating on an inspection team. 7. Complete preventative maintenance activities. Lead Maintenance technician positions require that an individual be able to lift moderate weights of between 30-60 lbs. on a regular basis and the ability to stand and/or walk all day. In addition, occasional heavy lifting may be required. Duties of this position may require strength and endurance in performing heavy manual labor. Able to work independently and strong customer service skills. In addition to the normal responsibilities of a Maintenance Technician, the Lead Maintenance Technician will take on the additional responsibility of filling in for the Maintenance Supervisor or Facilities Manager if they are unavailable. Minimum of 3+ years of residential property maintenance required. Must live within 30 minutes of Ayer for rotating on-call and have a valid driver’s license and own transportation. $150 premium paid for all week’s that you are on-call, additionally you are paid a time and a half rate for any emergency calls plus travel time. ABOUT THE ROLE: The Field Technician reports to the Jersey Shore Laboratory in Waretown, New Jersey. Candidates must possess a valid driver’s license as well as a clean driving record to drive to and from sampling locations using a company vehicle. The starting rate of pay is $17.00 per hour for a full-time, 30-hour workweek, Monday through Friday. WHAT YOU'LL DO: The primary responsibility of the Field Technician is the performance of water tests and sample collections at assigned locations. Testing and sample collection may include municipal wells, city water, private homes, public locations, sewer and water plants, wastewater, and pools. Employees may also set up sample composite machines for next-day sample pickup. Employees are trained in proper and compliant collection techniques as well as transport protocols to a certified laboratory. QUALIFICATIONS: No prior experience is required, but interested candidates should have experience in roles that require detailed procedures, good communication skills with clients, outdoor work, as well as meeting daily deadlines.
