As the Maintenance Technician, you’ll be responsible for ensuring that all production equipment are safe and in proper operating condition. Additional duties will be to perform all tasks following the cGMP requirements. OTHER ESSENTIAL JOB DUTIES AND RESPONSIBILITIES Acknowledge all production calls for critical point checklist and machine breakdowns Ensure all repairs and corrective maintenance performed is verified and properly documented Perform generated and all assigned Preventative and Predictive Maintenance schedule in a timely manner and following listed activities on a Computerized Maintenance Management System Monitor parts and determine minimum/maximum inventory on all assigned equipment. Record all parts used during repair and Preventative Maintenance activities. Assist Inventory Control and Maintenance Planner in physical count for costing. Collaborate with Production, Process Engineering and Product Development on quality issues and specifications Ensure housekeeping and safety compliance in the Maintenance shop Communicate all machine issues and progress of on-going maintenance undertakings and propose or recommend machine upgrade and projects for process and continuous improvement Fabricates, modifies and repair parts by using machine shop instrumentation and equipment Attend all maintenance meetings, trainings, educational workshops or webinars for updates and personal development Maintain positive team dynamic and overall department success Complete all work as assigned within established timelines and in compliance with all printed company policies and procedures Perform others duties and responsibilities, as assigned WORK ENVIRONMENT Exposure to cold temperatures in the winter and hot temperatures in the summer Work occasionally near mechanical parts and in high places Occasional duties in an outside environment Duties are performed primarily in a smoke-free environment PHYSICAL REQUIREMENTS Frequently required to stand, walk, bend, kneel, crouch, balance and reach. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Should have a specific knowledge of all high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.  Safety systems knowledge Elevator systems knowledge Fire pump and safety system knowledge Trash room / compactor knowledge Some experience with Building Link and Vantaca building management software.  An understanding that condo construction is not complete and will take place over the next several months.  This requires a need to deal with partial occupancy issues that impacts how the building systems are managed and operated. Uses CAD equipment and REVIT for preparing routine layouts of fire sprinkler systems, detail drawings, assembly drawings, sketches and diagrams. Details to include all views and dimensions necessary for installation. Make copies of drawings and maintains information regarding changes to database. Makes simple decisions but refers most questions / problems to lead designers. Solid understanding of drafting techniques and familiarity with design and fire sprinkler terminology. Mechanical aptitude with ability to complete basic mathematical calculations. * Designs fire protection sprinkler systems with as much accuracy and detail as possible to enable the field installation to be completed with as few design errors as possible. * Reviews work order and procedural manuals to determine critical dimensions of design and designs fire protection sprinkler systems within allocated hours for each job. * Calculates figures to convert design dimensions to resizing dimensions specified for subsequent production, layout and installation processes. * Submits design plans to proper department leadership for approval and obtains permits as required. Confers with engineering and design staff to determine design modifications and enters editing information into computer. * Keys in specified information to produce graphic representation (hard copy) of design for review and approval by engineering and design staff. * Makes final sketch of proposed drawing, checking dimension of parts, materials to be used, relation of one part to another, and relation of various parts to whole structure or project. * Make revisions to size, shape and arrangement of parts to create practical design drawings. * Sketches rough layout of system and computes angles, weights, surface areas, dimensions, radii, clearances, tolerances, leverages and location of holes. * Drafts detailed multi-view drawings of layout and systems. Education and/or Experience One year certificate from college or technical school; five to 15 years related experience and/or training in the design of fire sprinkler systems; or equivalent combination of education and experience. Computer Skills To perform this job successfully, an individual should have knowledge of REVIT and CAD Design software and MicroSoft Office products Word Processing software.
