Both buildings are zoned C-2 Commercial / Mixed Use Zoning ("Mixed Use" is the zoning that allows commercial and residential use of properties, where properties can be used for commercial uses, or for residential, or for both). There is active vehicular and pedestrian traffic. Bus stop is on the corner (a few steps away) and subway is one block away. Excellent Development Opportunity in Busy Commercial Area. This is not a duplex but two buildings located next to each other. Only the fronts (street appearance) were remodeled (also replaced sewer pipes in the basements of both buildings and installed roof covers on both buildings some years ago (it is not real rubber but a special membrane material). I will not show properties before the potential buyer would not submit the proof (evidence) of funds (that you have enough money to buy anything) because my time is valuable for me and I have no time to spend on “we buy for cash” nuisance (when people are looking for extremely low-priced deals). Real estate agents are welcome but I will not pay real-estate agents anything and they need to be “buyer’s agents.” This is "cash-and-carry" deal - no "owner financing" or any other arrangements. You will buy whatever you can see. However, it possibly would be an excellent place for a medical office, rehabilitation center, bank, stores, or anything you can imagine. After a few years, most likely, there would be no such a low price for this location (developers are coming and they need properties).
