Scope and Purpose: Maintenance Technicians are essential for the upkeep of communities, handling tasks from plumbing and electrical work to landscaping and repairs. Duties and Responsibilities: Track and complete service requests on occupied and vacant apartments, office/clubhouse, and amenities. Perform timely repairs, including electrical, plumbing, HVAC, carpentry, lighting, etc. Prepare apartments for tour/following residents move in by conducting lock changes, move-out inspections, trash out, punch out, and scheduling vendors where necessary. Assist with semi-annual property inspections, fire safety, pest control, etc. Assist with controlling and reporting stock and inventory. Safely use and perform periodic maintenance of tools and equipment (hammer, drill, saw, gauges, etc). Complete any additional projects as requested under the direction of the Maintenance Supervisor. Qualifications: A high school diploma or equivalent is required A current driver’s license is required One year of facility or property maintenance experience is required EPA certification is required Familiarity with Fair Housing and commitment to abiding by all Fair Housing regulations is required. Candidates must receive a passing score on the Maxus maintenance exam. The driver qualification file includes: an annual motor vehicle records (MVR) check, a successfully completed DOT Physical, and Safety Performance History records request from prior employers in the last 3 years. The Service Technician Position The Service Technician will drive to 20-30 residences daily to conduct regular weekly maintenance including balancing pool water chemistry, and netting and brushing pools. With our 4 day workweek schedule, our technicians value their time away from work with their families and return to work recharged and ready to go. Candidates for this position must have a great verifiable work history, a good driving record, and be in good health with the ability to work in all weather conditions.
