1973 Champion (14' x 61' roughly 820 sqft) 3 bed 1 bath 2 decks w/ shed (13'11" x 8' - roughly 110 sqft) I'm looking to sell this trailer as is. I'd like to see $15,000 for it. I'll be as forthcoming as I can about the condition, so just ask if you have any questions. The living room (13'1 "x 15") and kitchen (11'1" x 13'9") are one big open space, separated by a bar. The cabinets wrap around 2 sides of the kitchen. There's a closet right by the front door. Two of the bedrooms are small (7'8" x 10', & 9'11" x 9'5" respectively) & the master bedroom is a little roomier (11' x 12'10"). All have closets of varying sizes. The bathroom (10' x 5') has a washer & dryer as well as its own closet. The kitchen, bathroom, and one of the smaller bedrooms have simulated wood flooring. The rest of the rooms are carpeted. The pictures should give a general idea but are for reference only and not a substitute for viewing in person. The dimensions given are approximate. Overall its condition is not too bad, but it could use some work. The Problems Front deck needs half of the decking replaced Roof leaks in 4 spots - re-roofing cost between $1500 to $5000, patching $100 or so if you do it yourself Ceiling has one hole in it exposing insulation, it sags in a few places, a few ceiling tiles should be replaced Carpet is serviceable but old One window boarded up from the inside Kitchen sink sprayer button sticks occasionally Duct work makes a little noise when heater comes on & goes off. Closet doors in one bedroom off track Closets are open (no doors) in two bedrooms Skirting needs to be replaced in spots. Front door serviceable but is inching towards replacement Rear door serviceable but is inching towards replacement Living room window A/C has bare insulation around it. Living room & kitchen need additional A/C - current A/C unit struggles to effectively cool the rooms Some cabinet doors in kitchen are functional but in need of repair Bathroom has a small window that needs repairs to its opening mechanism Siding and trim need to be shored up in spots Interior walls have a few holes that have been cut in them for some unknown purpose Dishwasher does not work Oven runs a little hotter than indicated by about 50-70 degrees Dryer will take about half a load from the washer Below 15 degrees I let the kitchen faucet drip otherwise it will freeze up Chain link fence was removed from the front for sidewalk installation - one section was thrown away Repairs that have been done new locks motor mount & limit switch installed in furnace ducts cleaned installed window mounted A/C in master bedroom new line & conduit for stove electrical breaks fixed - all outlets now work replaced drain pipe added heat tape to main line replaced several windows replaced half of front decking patched roof to stop leaks The appliances Gas furnace (Coleman) Electric hot water heater Stove (Fridgidaire) Microwave (Kenmore) Refrigerator (HotPoint) Freezer (Coronado) Washer (Kenmore) Dryer (Whirlpool) Dishwasher (Frigidaire) Currently it's in a mobile home park. Lot rent runs around $700 a month. A person must be approved to live in the park. When I bought the trailer the previous owner told me it was capable of being moved, though I think it may take a little work (minor things like re-stapling some plastic sheeting under the trailer).
