$866 / 3br - Two rooms available in shared house (Concordia)

Cozy shared house in Concordia seeking two housemates for a flexible move-in around Dec 1st. Basic details: Rent is $866 per room (even split). Utilities are not included and average about $100/month. Move-in requires a successful screening from the landlord and the payment of first and last month's rents, plus a $500 security deposit. Pets are not allowed per the lease. There are 10 steps into the front of the house and five into the back. Central gas heating, no A/C (can use a window unit). Electric stove. Washer and dryer in the basement. Driveway and garage available. Very near to Alberta Park, shops and restaurants on Killingsworth and Alberts, on bus line 8 and 72. About me: I've lived in the house for two years and I'd like to stay here for another 5+ years and enjoy my connection to the neighborhood. I view living together with roommates as something best done with some intention and boundaries, and I'm interested in things like chore wheel, meeting regularly to discuss matters of concern, and a good balance of time in/out of the house. There is a lot of leeway to work on the yard and plant what we like, so it would be great to find people interested in that. I play the drums often and host music rehearsals, so this house is a better fit for anyone who is not sensitive to loud noise, though I am quite flexible with my schedule for those activities and it's important to me to compromise. Sometimes I have partners and friends over for meals or to stay overnight. Other details: One room is upstairs, one is downstairs adjacent the bathroom. There is a big basement which currently is primarily set up as a recording studio (when my current housemates move it will shrink and become a smaller part of the big basement space), a shed for bikes and projects, a fire pit, lots of storage space, and a breakfast nook that we built. All of the rooms are roughly the same size - on the small side - and have big closets. There is a maximum number of three tenants in the house (including myself) but couples or parent/child are welcome provided they rent two rooms. I want to find two people who are excited about the house, engaging with the neighborhood, building a positive and collaborative relationship with each other, and building the world to come.
