Lead Qualification and Handoff: • Identify and qualify 12-15 potential leads each day based on specified criteria (motivation, property condition, urgency). • Schedule 5 appointments daily for the Acquisition Closer, aiming for 125 appointments per month. • Finish all follow-up calls by the end of the day (part of 300 dials). • Presenting initial offers to potential real estate leads and escalating warm leads to the appropriate team members. Data Management and Reporting: • Maintain 100% accuracy in detailed records of interactions with potential sellers in Follow Up Boss CRM software. • Provide regular reports on call activity, lead quality, and conversion rates. • Accurately enter and update lead information in the CRM, ensuring data accuracy and timely updates within 24 hours. Position Overview: We are seeking a skilled and reliable Maintenance Technician to join our team. The Maintenance Technician is responsible for the daily upkeep, preventive maintenance, and general repairs of the building’s systems and facilities, ensuring a safe, clean, and well-maintained environment for residents. Key Responsibilities: Respond to building emergencies and participate in on-call rotation as needed. Conduct preventive maintenance tasks, including filter changes, lubrication, and minor adjustments. Maintain common areas (lobbies, hallways, amenities, parking garage, and surrounding grounds) in clean and operational condition. Provide chairs to residents when requested. Opening and closing umbrellas for guests and keeping pool furniture in order. Maintaining beach bathrooms, cleaning BBQ’s and the surrounding area. Ensuring beach furniture is returned to the storage area and umbrellas are properly closed and stored. Maintaining and patrolling all grounds and areas for trash and moving dumpsters to the collection area. Maintaining the underground garage. Leaf blowing, power washing pool deck and paved areas including parking lot. Light Landscaping, painting and other duties assigned. Ensure tools, inventory, and maintenance supplies are well-stocked and properly stored. Follow all safety procedures, including use of personal protective equipment (PPE). Support tasks such as pressure washing, and exterior upkeep.
