One Royal Culture Short Story We have a current opening for a Project Manager to support our Infrastructure projects. This position can sit out of either office locations: Sacramento, CA Pleasanton, CA Success in the position is achieved through the following duties & responsibilities: Build and maintain relationship with General Contractors and/or Project Owners, Subcontractors and vendors that promote project success. Be the point person from the preconstruction phase to the project closeout phase. Properly delegate tasks and responsibilities to appropriate team members and ensure entire project team thoroughly understands project. Facilitate coordination between Field Operations and Preconstruction (preplanning, prefabrication) and actively engage in implementation of project plan. Review construction documents for inconsistencies and develop RFIs. Perform detailed estimates of revised construction documents and provide clarifications with clear and concise inclusions/exclusions. Review and interpret specifications to understand project requirements, coordinate discrepancies with contract documents, redline and/or provide cost for items outside of basis of design-on-design build/design assist projects. Create subcontracts while working towards buyout from estimate; include subcontract terms and conditions that limit company risk and clearly identify project scope inclusions and exclusions to set project expectations. Partner with Contracts to review and interpret contract language, confirm contract scope inclusions and exclusions are conducive to proposal letter, determine timelines for required notices/rights/remedies, and ensure milestones in base bid schedule are achievable as depicted. Early identification of long lead items; ensure all project procurement is properly tracked and released conducive to schedule milestones. Setup project budget with assistance from Estimating to work towards buyouts and early recognition of actual realized costs in labor, material, subcontractor, equipment, and overhead cost. Understand the difference between lump sum contracts and unit price contracts. Verify budget after upload confirming contract, budget, and billing are accurate in Spectrum. Determine project labor tracking strategy and setup labor codes congruent with required labor tracking. Gather hours from Superintendent and Foreman and verify with project team. Monitor and own the overall procurement and construction schedule and escalate any possible impacts by coordinating with the customer, giving notice as required and maintain documentation for such impacts. Collect feedback from field team to present accurate information for CTCs. Create projection for CTCs and provide to Project Executive for review. Prepare accurate cost projections for each project monthly. Stay actively engaged with labor tracking and weekly look ahead schedules to mitigate any potential impacts to the project schedule or financial status. Oversee timely project requirements and documentation including but not limited to submittals, RFI’s, delay notices, potential claims, and extended overheads. Maximize cash flow by balancing project cost with timing of project income, facilitating buy outs according to the schedule and project plan with estimating and project teams, understanding labor and material trends, creating balanced and accurate budget and Schedule of Values, submitting billings, and negotiating change orders. Requirements EDUCATION & EXPERIENCE: Bachelor’s degree in a relevant field with at least 5 years of related experience, or equivalent combination of technical training and related experience. REQUIRED SKILLS & ABILITIES: Must understand the entire construction process from design to project close-out; including bid analysis, budgeting, writing scopes of work, document interpretation, design-build and negotiated projects. The position for Senior Project Manager takes full responsibility for a variety of electrical, from marketing through project close out and customer follow up. Qualified candidates will have a successful track record demonstrating a complete understanding of project management responsibilities, including profit, supervision, customer relations, fiscal, and contract management.  Responsibilities include: Supervise multiple Project Managers who are managing multiple projects. Manage up to $30 million-dollar electrical construction projects or multiple large projects simultaneously. Decision-making responsibility concerning project cost, time and performance. Accountability for project planning, execution, job cost tracking, and job closure. Provide monthly project status detail and percent of completion reports. Monitor and control project through administrative direction of on-site foremen to ensure project is completed on schedule and within budget. Initiate and maintain liaison with owners and other contacts to facilitate project activities. Plan ahead to prevent problems and resolve any emerging ones. Interfacing with contractors, vendors and in-house operations. Cross-selling of other company operations through fully integrated solutions. Proven record of successful relationships and marketing skills, preferred. Superior knowledge of electrical codes and construction methods, required. Proven experience with heavy power distribution systems, instrumentation installation, and process control and system integration, required. Thorough applied knowledge of project QA/QC procedures and system turnover. Ability to demonstrate a high level of competency in labor, material, and contract management. Competency in earned-value tracking, labor efficiency index, and crew composite factors. Proven ability to complete a detailed take-off and all required estimating for electrical projects. The Project Manager develops, coordinates, implements, and manages all activities necessary to construct the project safely, within schedule and budget, and to the quality specified.
