We are hiring a Hot Oil Truck Operator to support oilfield service operations. This role involves safely transporting and handling heated oil at active oilfield job sites, following DOT regulations and company safety standards. A valid Class A CDL is required, and prior experience in oilfield or hot oil truck operations is strongly preferred. Responsibilities: • Safely operate a hot oil truck and associated equipment on active oilfield sites • Transport heated oil and other fluids in compliance with safety and environmental protocols • Conduct pre- and post-trip vehicle inspections. • Perform routine maintenance and cleaning of assigned equipment. • Complete daily logs and required documentation accurately. • Assist with job site setup, cleanup, and general labor as needed. • Be available for occasional after-hours or emergency response work. Qualifications: • Valid Class A Commercial Driver’s License (CDL) – Required • Driving experience – Preferred • 6+ months of hot oil truck and/or oilfield experience – Preferred • Ability to drive both manual and automatic transmission trucks. • Must pass DOT drug and alcohol screening and a background check. • Must provide a current Motor Vehicle Record (MVR) • Hazmat and Tanker endorsements – Required (can be obtained within the 90-day probationary period) Physical Requirements: • Ability to lift 50 lbs or more regularly. • Comfortable working outdoors in varying weather conditions • Physically able to climb, bend, kneel, and stand for long periods. Responsibilities/job duties Must have experience with App Folio Maintain communications for all tenant related issues; Attend to tenant requests and complaints promptly and in accordance to company standards and procedures; Provide superior service to tenants in the complex relating to maintenance requests, comfort control, security, access control, cleaning, etc.; Make recommendations and oversee execution of preventative maintenance program for plant and equipment; Assist with implementation of improvements; Review prices, monitor maintenance/service contracts to ensure cost effective operations; Implement processes, systems and best practices for the portfolio that will maximize net income and work in collaboration with leasing to ensure optimal occupancy of the properties Ensure that all vacant space at the property is always in a marketable and ready state at all times so that the tenants can move into the property in the shortest possible time contributing to increased occupancy rates and revenue; Prepare all new and renewal lease documents Know details of property, current availability and prices; Conduct inspection of the property and take appropriate action to make sure maintenance standards set are either met or exceeded; Prepare the annual operating budgets, and bookkeeping Ensure that all administrative tasks i.e. reports for damage and liability, procedures, rules and regulations for security, emergency and maintenance and tenant information packages are available and current at all times Monitor collection of rental payments, operating cost escalations, etc. Generate all reports for property on daily, weekly, monthly and annual basis; Analyze past income and expenditure patterns and make recommendations; Control operating and capital expenses ensuring compliance with budgetary restrictions and annual projections; Maintain financial reports and spending on the property; Make sure overall appearance of vacant and occupied space are presentable and in good standards by implementing appropriate capital improvements when needed; Organize and manage all tenant improvement, capital improvements and repair projects within building; Oversee all subcontractors and in-house maintenance and construction crews; Supervision of any work performed at the property i.e.: tenant improvements, capital improvements, building maintenance; Coordinate, negotiate, schedule, and meet with vendors, obtain vendor and capital improvement bids; Prepare and post all legal documents, i.e.: 3 Day Notices Ensure compliance with all city and state requirements and fees; Perform other property management tasks that may be assigned from time to time. $25 per Hour to start Plus Rental bonuses to start Minimum 2-3 years of Property Management experience Experience using Property Management Software (AppFolio Management Software experience is a plus) Must have experience leasing and marketing via online portals (Craigslist, Apartments, Zillow etc) Excellent oral and written communication skills (bilingual English/Spanish is a plus) Fair Housing certified is a plus Must have valid Drivers License and current Car Insurance
