JOB SUMMARY: Under the direction of the Property Manager, the Maintenance Technician is responsible for providing Daily maintenance services for the Interior & Exterior of Properties. Maintenance Technician may be required to work some weekends for emergency maintenance issues and may be required to travel to other Company Properties. MUST HAVE OWN VEHICLE & TOOLS. DUTIES AND RESPONSIBILITIES: 1. Respond to maintenance requests as directed from Direct Supervisor (Property Manager), in a timely and courteous manner. 2. General grounds interior and exterior maintenance of the property to include the walking of the grounds to secure Vacant Townhomes. 3. Daily rounds of trash pick-up on Grounds. 4. Responsible for the maintenance of all electrical/Gas and mechanical equipment to ensure that townhomes/apartments have continuous heat and/or Central A/C. Heating Units. 5. Maintain, troubleshoot, repair or replace Gas Furnace Heating Units/Central A/C units. 6. Maintain, troubleshoot, repair or replace apartment lighting, including light fixture, bulb, and ballast replacements. 7. Maintain, troubleshoot, repair or replace townhome appliances. 8. Maintain, troubleshoot, repair or replace basic plumbing fixtures and plumbing issues. Includes replacing water heaters, faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires. 9. Maintain, repair or replace drywall and painting in townhomes/apartments. 10. Maintain, repair or replace doors, locks, as needed. 11. Respond to emergency maintenance calls during off hours. 12. Oversight of Contractors work from the start of job to finish. 13. Assist with Eviction Move-Outs. 14. Prepare townhomes/apartments for Move Ins to include the removal of furniture, trash left by previous tenants, cleaning, painting & repairs. 15. Assist outside Contractors with complex issues and any additional duties as assigned by Direct Supervisor (Property Manager). 16. May be required to climb ladders and lift up to 50 pounds.

Complete turnover painting/caulking 3. Check appliance and light fixtures for proper operation. Repair or replace as needed. 4. Repair or replace any damaged drywall, doors, molding and trim work 5. Complete any other necessary maintenance needed to make it "rent ready" including trash removal/disposal and mold/mildew remediation C. Property Appearance and Maintenance 1. Responsible for appearance of office, clubhouse, and models 2. Responsible for appearance and upkeep of fitness center 3. Responsible for the appearance and upkeep of pool areas (including chemical balancing), laundry rooms, restrooms, picnic areas, tennis courts, and any other amenities and common areas on property 4. Responsible for the appearance of the building exteriors, entryways, walkways, doors, and railings 5. Responsible for the inspection and/or maintenance of all property lighting (street poles, lollipop lights, breezeway lights, exit sign, and emergency lights). Should be inspected on a weekly basis. Notify resident manager when an outside vendor is needed to replace street lighting or any lighting above 12'. 6. Complete any special property projects assigned by the resident manager D. Resident Relations 1. Interact with residents in a professional and friendly manner 2. Comply with all state and federal Fair Housing Laws E. Staffing 1. Work with maintenance supervisor and/or resident manager to establish daily maintenance workflow priorities 2. Comply with assignment of emergency cell phone and on-call emergency duties for evenings, weekends, and holiday coverage 3. Comply with company policies and procedures F. Safety 1. Adhere to Carla Properties safety program 2. Ability to lift a minimum of 50 lbs., climb a 12-foot ladder, use basic hand tools, kneel, squat and bend 3.
