MAINTENANCE SUPERVISOR Student Housing Property Management Competitive Salary and Bonus! ESSENTIAL DUTIES AND RESPONSIBILITIES All onsite maintenance functions for student housing apartment community. Physical condition of the property including vacant units, common areas and amenities. Complete all work orders, vacant unit turns, and special projects in a timely manner meeting all deadlines. Supervise and assign daily duties to maintenance staff. Play a large role in annual turn each year. Preventative maintenance and special projects. Maintain 24- hour oncall. All other related tasks assigned by property manager/regional manager. QUALIFICATIONS Proven work experience as a Maintenance Supervisor in student housing - 2+ years. Certifications preferred. Experience with A/C, electrical, plumbing and appliance repair as well as unit turns. Working knowledge of industry standards and regulations. Strong written, verbal and presentation skills; effective communicator. Ability to read/write in English and to understand directives both orally and in writing. Detail oriented and ability to multi-task is required. Must have reliable transportation and valid drivers license. Work hours are scheduled around the requirements of the property and are subject to change as needed. Must be able to work in a highly varied work schedule. About the Position Install, maintain, and repair electrical systems and equipment in manufacturing facility Maintain all components required to control machinery, including switches, sensors, programmable logic controllers, variable frequency drives, and operate interface units Recognize and effectively identify hazards and correct electrical defects Perform preventative maintenance on all electrical systems and equipment Inspect and maintain motors, switches, junction boxes, switch panels, circuit breakers, transformers, fuse panels, and lighting Read and interpret blueprints, schematics, and electrical specifications to determine layout of industrial electrical installations Install electrical conduit and pull wire Maintain efficiency and safety of all plant electrical circuits, assembles, and equipment Troubleshoot and install encoders, linear transducers, vision systems, and other advanced sensors Identify and help implement process improvements to optimize performance and production Effectively troubleshoot issues for best resolution while staying calm in stressful situations Communicate effectively, comprehend, and follow complicated verbal and written instructions Perform general maintenance in a safe and efficient manner and maintain a clean work area Work may consist of overtime during busy production times Qualifications 2 years’ recent verifiable related work history or equivalent education Licensed through the state of Oregon to perform electrical work Understanding of industrial electrical safety, MCCs, three-phase power, running conduit, lighting, electrical, and hydraulic systems required Familiarity with programmable logic controllers and their programming, preferable Read and understand blueprints and circuit diagrams Why Join Our Team?
