JOB SUMMARY: The Maintenance Technician is responsible for providing excellent resident service through daily maintenance projects as assigned by the direct supervisor. Punctuality, professionalism, and strong customer-service skills are also needed to support the initiatives of this position. ESSENTIAL DUTIES AND RESPONSIBILITIES: 1. Establish working relationships with supervisors (PM or Maintenance), residents, and vendors. 2. Respond to maintenance requests, using work tickets to track calls. 3. Maintain building lighting, including light fixture and bulbs. 4. Maintain basic plumbing fixtures and plumbing issues. This includes replacing faucets, toilets, toilet flappers, showerheads, fluid masters, and other light plumbing as the property requires. 5. Complete, as needed, minor drywall repairs and painting in units and/or common areas. 6. Maintain and replace doors, locks, windows and screens, as needed. 7. Maintain supplies, tools and equipment inventory, maintenance and service records, and building specification manuals and blueprints. 8. Perform other duties as assigned. Customer Service/Safety: 1. Respond to all resident maintenance requests in a timely and courteous manner 2. Adhere to safety protocols when completing maintenance tickets to ensure the safety of yourself and residents. 3. Provides timely communication maintenance concerns or trouble tickets with Property Manager Minimum Experience/Training Education: • High School diploma or GED • Valid driver’s license • Must have a reliable vehicle for travel between assigned locations • Two to five years of maintenance experience preferred ADDITIONAL DESIRED QUALIFICATIONS: • General maintenance engineer experience. • Reliable Vehicle. • Dependable, on-time, and good time management skills. • Legal to work in the United States. SCHEDULE: This is a full-time position. The schedule will require 40 hours per week, including rotating on-call shifts. PHYSICAL REQUIREMENTS: Occasionally requires lifting 50 pounds or less.

Commercial Construction Superintendent A Superintendent directs the work flow of the project on site consistent with the project schedule and safety and quality standards. The Superintendent provides leadership and serves as the liaison between project team members to promote the interest of both the business and clients in all matters, as well as demonstrate the characteristics of a mid-level leader. Superintendent communicate project priorities to site staff and all subcontractors, serving as the primary leader on site for the construction project. Responsibilities Maintain safety and quality standards for all aspects of the project Serve as the leader for all on site safety, managing a safe jobsite for all involved Maintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner/architect acceptance Work with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining quality standards Maintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairly Ensure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutions Develop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expedited Collaborate with the project manager and site operations team throughout the life of the project Qualifications 5+ years’ experience in commercial construction, including experience with a commercial general contractor Tenant renovations, service work, work in occupied spaces, weekend work, fast paced project experience all a plus Mastery of building processes and best practices Ability to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired results Previous experience in a superintendent or project lead experience preferred Ability to master sector/project-specific software systems including but not limited to: Microsoft Office suite (ex. Operating buffers, steamers, hoses, vacuums, and other equipment to meet service expectations. Using cleaning, protective, and restorative products to maintain and enhance the appearance of vehicles. Performing inspections and keeping complete, accurate records of the vehicle's condition. Moving and parking vehicles.
