Ham Delles Company, Inc. is a property management and commercial leasing and sales company that has provided professional services in the Sonoma County area since 1989. We are seeking one person or a couple to fill a Part-time Resident Manager position for a 27 unit complex in Santa Rosa, California. The position will be available early October 2025. The qualified candidate (s) will be: • Up Beat • Highly motivated • Very organized • Always maintain a professional demeanor • Have excellent people skills • Be a team player • Have strong verbal and written communication skills • Experience in the field and knowledge of fair-housing laws is desirable. This position will require that Resident Manager live on-site and while the position is considered part-time for routine duties, the position will require some flexibility in their schedule to respond to emergencies. Compensation will be free rent for a two bedroom one bath apartment. There is a small salary in addition to compensation on hourly basis for extra work performed. The complex is a “no pet” complex and is smoke-free and these House Policies will apply to Resident Manager as well. Qualified candidate must have own transportation and a valid driver’s license and good driving record. As the position is part-time it will be acceptable for qualified candidate to maintain other outside employment but access to Resident Manager at all times must be possible and agreeable to other employer . Duties will include but not be limited to: • Show vacancies to prospective residents. Conduct open houses at agreed upon scheduled times. • Maintain traffic reports and showing records during initial rent up period or when requested. • Provide timely and professional telephone response to inquiries by perspective residents and resident requests . • Initial screening and processing of applications which will be approved by Property Manager. • Take maintenance requests and supervise maintenance repairs to make sure they are completed adequately. • Provide excellent customer service to all Residents. • Monitor outside vendors who work on the grounds to assure follow-through on contracts. • Walk grounds daily to keep grounds and laundry room litter free and assure attractive curb appeal. • Report on-site activity to Property Manager. Being “eyes and ears” for Property Manager. • Collect rents timely and deliver to HDC office. • Prepare and deliver notices for non-payment of rent and other notices or correspondence prepared and requested by Property Manager. • Keep accurate and complete on-site resident files. • Enforce all Lease terms and House Policies routinely and effectively for all Residents. • Perform Annual inspections of units as scheduled to assure operation of smoke detectors, carbon monoxide detectors and preventative maintenance. • Perform move in and move out walk through of units with Residents. • Prepare move out accounting within 5 days upon resident vacating and deliver to HDC office for final accounting within required time. JOB SUMMARY Responsible for assisting the Property and Regional Manager in handling the day to day operation of the property. Assistant Property Manager serves as the individual responsible for the property in the absence of the Property Manager.
