The Project Manager develops, coordinates, implements, and manages all activities necessary to construct the project safely, within schedule and budget, and to the quality specified. The Project Manager is accountable for directing project teams, providing general administrative and technical leadership for the project, scheduling and facilitating project meetings, maintaining all project records and monitoring correspondence, as well as supervising the close out of a project. The Project Manager works in partnership with the Site Superintendent and/or a Senior Project Manager to lead the construction project and reports to either a Senior Project Manager or Project Executive. Requirements Estimating: Participate in preconstruction activities, including meetings, subcontractor pricing, and scope of work preparation when necessary Review drawings, prepare RFIs, and develop cost-effective solutions Prepare preliminary schedules for preconstruction and construction phases Budgeting: Collaborate with the Estimating team to develop project budgets Analyze subcontractor estimates, jurisdictional approval costs, and prepare soft cost budgets Oversee value-engineering and real-time cost tracking Procurement: Schedule the purchase and delivery of all project related materials, and long lead subcontract items Review of plans and specifications, schedule and budget and award commitments to subcontractors Oversee the setup of the project in Procore including entering the budget, submittal log, commitments, etc. Modify scope of work template based on project specifications for the subcontractor commitments Project Execution: Organize necessary resources, including people, materials, equipment, tools, and time to meet established deadlines and achieve desired results. Regularly monitor project progress for adherence to schedule using metrics such as resource utilization compared to percent complete Monitor project scope for changes affecting budget and/or schedule making corrections and adjustments as required to maintain the project schedule Participate in Superintendent progress meetings and lead Subcontractor progress meetings Organize and lead OAC meetings with the project team and stakeholders Prepare monthly owner billings and review and approve subcontractor billings Oversee project closeout, punchlist, substantial completion and O&M’s Stakeholder Relations: Keep client fully informed of progress on the project and of any significant technical problems/solutions and their effect on design and/or costs Understand stakeholder pain points and motivators, and what they need from the general contractor to complete their tasks Conduct weekly/bi-weekly progress meetings with the internal project team, Owner, Architect, Engineers and other stakeholders Benefits 📌 A flexible work environment 📌 State-of-the-art technology to get the job done 📌 New office spaces designed for today’s working environment 📌 Great benefits including healthcare, 401K match, wellness programs 📌 Opportunities for advancement and leadership training Compensation Range - $90,000 - $140,000 annually

The Healthcare Project Manager will support healthcare projects for the commercial building group in Dallas area. Success in the position is achieved through the following duties & responsibilities: Build and maintain relationship with General Contractors and/or Project Owners, Subcontractors and vendors that promote project success. Be the point person from the preconstruction phase to the project closeout phase. Properly delegate tasks and responsibilities to appropriate team members and ensure entire project team thoroughly understands project. Facilitate coordination between Field Operations and Preconstruction (preplanning, prefabrication) and actively engage in implementation of project plan. Review construction documents for inconsistencies and develop RFIs. Perform detailed estimates of revised construction documents and provide clarifications with clear and concise inclusions/exclusions. Review and interpret specifications to understand project requirements, coordinate discrepancies with contract documents, redline and/or provide cost for items outside of basis of design-on-design build/design assist projects. Create subcontracts while working towards buyout from estimate; include subcontract terms and conditions that limit company risk and clearly identify project scope inclusions and exclusions to set project expectations. Partner with Contracts to review and interpret contract language, confirm contract scope inclusions and exclusions are conducive to proposal letter, determine timelines for required notices/rights/remedies, and ensure milestones in base bid schedule are achievable as depicted. Early identification of long lead items; ensure all project procurement is properly tracked and released conducive to schedule milestones. Setup project budget with assistance from Estimating to work towards buyouts and early recognition of actual realized costs in labor, material, subcontractor, equipment, and overhead cost. Understand the difference between lump sum contracts and unit price contracts. Verify budget after upload confirming contract, budget, and billing are accurate in Spectrum. Determine project labor tracking strategy and setup labor codes congruent with required labor tracking. Gather hours from Superintendent and Foreman and verify with project team. Monitor and own the overall procurement and construction schedule and escalate any possible impacts by coordinating with the customer, giving notice as required and maintain documentation for such impacts. Collect feedback from field team to present accurate information for CTCs. Create projection for CTCs and provide to Project Executive for review. Prepare accurate cost projections for each project monthly. Stay actively engaged with labor tracking and weekly look ahead schedules to mitigate any potential impacts to the project schedule or financial status. Oversee timely project requirements and documentation including but not limited to submittals, RFI’s, delay notices, potential claims, and extended overheads. Maximize cash flow by balancing project cost with timing of project income, facilitating buy outs according to the schedule and project plan with estimating and project teams, understanding labor and material trends, creating balanced and accurate budget and Schedule of Values, submitting billings, and negotiating change orders.
