This position assists the Resident Manager with the physical maintenance of the project and equipment as it pertains to the common areas, grounds and individual units. Job tasks include but may not be limited to the following • Maintain the overall appearance and cleanliness of the community by ensuring that grounds, amenities, building exteriors/interiors, market-ready units interior, walkways, curbs, signage, leasing office, central garbage areas, parking lots and other buildings and common areas are free of debris, trash, graffiti and other items which affect the appearance of the community. All deficiencies and safety issues are reported immediately. • Respond to resident requests for maintenance and service by taking appropriate action to repair and/or restore service within the quality and time standards established by the company. • Ensure that apartments are ready for occupancy by performing any repairs that may require electrical, plumbing, carpentry, appliance repair, carpet cleaning, painting, patching, texturing, basic apartment cleaning and other miscellaneous equipment maintenance and repairs. • Maintain tools and equipment and ensure that they are in proper working order and request replacements as necessary. • Make sure all outside contractors or subcontractors provide certificates of insurance for workers compensation insurance or waivers when applicable and provide proof of a contractor’s license. • Know the location of the main water line cutoff, all apartment and fixture cutoffs, main gas line cutoff, and the sewer cleanouts. • Perform cleaning tasks such as sweeping, mopping, vacuuming, cleaning windows, dusting, emptying wastebaskets, picking up litter, etc. Experience, Knowledge and Skills: • Maintenance experience in the multi-family, hospitality, or similar industry • Competency in residential plumbing, electrical, appliance repair, painting, and drywall • Knowledge of and experience in HVAC and carpentry a plus • Customer service experience

Key Responsibilities: Daily Mid-Day Duties: Clean and disinfect all high-touch surfaces (e.g., handrails, doorknobs, light switches, restroom fixtures, break room appliances). Bi-Weekly Tasks: Apply and buff floor finish on hard, resilient, and LVT floors. Ensure proper drying between coats. Quarterly Tasks: Dust and clean blinds, vents, light fixtures, and ceiling tiles. Clean vinyl chairs, wood panels, and railings. Power scrub and seal grout and tile in restrooms. Strip, rinse, and seal hard floors in applicable rooms. Qualifications: Previous janitorial or custodial experience preferred. Knowledge of proper cleaning techniques and disinfectant use. Ability to follow safety procedures and cleaning protocols.
