New Black Granite look Designer laminate countertops with built-in backsplashes are being installed. Deluxe extra deep sink, deluxe single handle faucet and sprayer in the faucet. Stemware racks above bar All stainless appliances in the kitchen: dishwasher, disposal, large family size frost-free side-by-side deluxe refrigerator with glass shelves and water on the door. Central air and heat with a Honeywell Home Pro Series 4T programmable thermostat (programs 4 heat and 4 cooling times per day for weekdays and weekends – which means you can have heat on a cold morning and cooling in the afternoon - programming instructions are on videos on Youtube), washable electrostatic 8 Merv AC filter (saves you money on disposable filters) Oversized AC unit to keep you cooler than most other duplexes and houses when the days are 90 and above. 1/2 ton larger than others for this size unit. Just installed in May 2025 , so its more efficient than other units. 11 inches of blown urethane (superior to other types) insulation in the attic installed by Austin weatherization program. Most duplexes have half of this amount or less. Laundry Room - Washer/Dryer (electric only) hookups in separate room laundry area in kitchen with two 8 foot shelves for the pantry storage I have a backup (temporarily until I can get a another stainless steel family size) family size refrigerator (As well as two large ice chests) in case there is refrigerator failure at the duplex. The ice chests are to store your food until I can get the refrigerator transported to the duplex. I know how expensive your food is. I also have a backup window unit AC in the event the AC system fails so that you can have cooling until the AC technician can repair the system. Bathroom and dressing area has matching brushed nickel towel/robe racks, towel ring and rack and toilet paper holder. Gray granite look hard laminate countertops. Enclosed one car garage with metal door and some wall shelves. Large closet with door in garage for extra storage. You can add a 6 ft shelf with a 6 ft clothes rod for extra storage. Backyard: Wooded lot both front and back L shaped backyard 50 Ft by 34 ft. mostly grass, partially shaded, separate from other side of duplex, privacy fence with lockable gate and 10 ft. X 6 ft. concrete patio with exterior light. Exterior lights on side of garage near large and small doors. Non-smokers only. Only friendly dogs allowed, no pit bulls, rottweilers, dobermans. Tenant is responsible for any lawn care. Utilities paid by tenant. City of Austin for electric, water, trash.
