Maintenance Technician (Contractor) (CMT & GMA)

JOB SUMMARY: Under the direction of the Property Manager, the Maintenance Technician is responsible for providing Daily maintenance services for the Interior & Exterior of Properties. Maintenance Technician may be required to work some weekends for emergency maintenance issues and may be required to travel to other Company Properties. MUST HAVE OWN VEHICLE & TOOLS. DUTIES AND RESPONSIBILITIES: 1. Respond to maintenance requests as directed from Direct Supervisor (Property Manager), in a timely and courteous manner. 2. General grounds interior and exterior maintenance of the property to include the walking of the grounds to secure Vacant Townhomes. 3. Daily rounds of trash pick-up on Grounds. 4. Responsible for the maintenance of all electrical/Gas and mechanical equipment to ensure that townhomes/apartments have continuous heat and/or Central A/C. Heating Units. 5. Maintain, troubleshoot, repair or replace Gas Furnace Heating Units/Central A/C units. 6. Maintain, troubleshoot, repair or replace apartment lighting, including light fixture, bulb, and ballast replacements. 7. Maintain, troubleshoot, repair or replace townhome appliances. 8. Maintain, troubleshoot, repair or replace basic plumbing fixtures and plumbing issues. Includes replacing water heaters, faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires. 9. Maintain, repair or replace drywall and painting in townhomes/apartments. 10. Maintain, repair or replace doors, locks, as needed. 11. Respond to emergency maintenance calls during off hours. 12. Oversight of Contractors work from the start of job to finish. 13. Assist with Eviction Move-Outs. 14. Prepare townhomes/apartments for Move Ins to include the removal of furniture, trash left by previous tenants, cleaning, painting & repairs. 15. Assist outside Contractors with complex issues and any additional duties as assigned by Direct Supervisor (Property Manager). 16. May be required to climb ladders and lift up to 50 pounds.
