As the Maintenance Technician, you’ll be responsible for ensuring that all production equipment are safe and in proper operating condition. Additional duties will be to perform all tasks following the cGMP requirements. OTHER ESSENTIAL JOB DUTIES AND RESPONSIBILITIES Acknowledge all production calls for critical point checklist and machine breakdowns Ensure all repairs and corrective maintenance performed is verified and properly documented Perform generated and all assigned Preventative and Predictive Maintenance schedule in a timely manner and following listed activities on a Computerized Maintenance Management System Monitor parts and determine minimum/maximum inventory on all assigned equipment. Record all parts used during repair and Preventative Maintenance activities. Assist Inventory Control and Maintenance Planner in physical count for costing. Collaborate with Production, Process Engineering and Product Development on quality issues and specifications Ensure housekeeping and safety compliance in the Maintenance shop Communicate all machine issues and progress of on-going maintenance undertakings and propose or recommend machine upgrade and projects for process and continuous improvement Fabricates, modifies and repair parts by using machine shop instrumentation and equipment Attend all maintenance meetings, trainings, educational workshops or webinars for updates and personal development Maintain positive team dynamic and overall department success Complete all work as assigned within established timelines and in compliance with all printed company policies and procedures Perform others duties and responsibilities, as assigned WORK ENVIRONMENT Exposure to cold temperatures in the winter and hot temperatures in the summer Work occasionally near mechanical parts and in high places Occasional duties in an outside environment Duties are performed primarily in a smoke-free environment PHYSICAL REQUIREMENTS Frequently required to stand, walk, bend, kneel, crouch, balance and reach. Summary: Seeking a skilled Project Manager (life cycle PM) to support the delivery of Capital Improvement Plan (CIP) through effective management of CIP and/or non-CIP projects. Responsible for managing projects throughout all phases of a project, including, but not limited to, business case development for project initiation, study, design, construction, procurement, operations turnover and project closeout. A life cycle PM may manage projects related to our water resource recovery facility (WRRF), our combined sewer overflow (CSO) facilities, our sewage pumping stations (SPS), or our regional wastewater collection system (RWCS). Job Responsibilities:  Communicate with and manage the project activities of all project stakeholders, all project disciplines, and regulatory agencies or authorities having jurisdiction. Manage the scope, schedule and budget for project delivery and report and coordinate same with the CIP Program Controls Team  Ability to communicate at all necessary levels of understanding, coordinate projects & details, and build & maintain relationships with operations and maintenance staff, procurement staff, asset management staff, engineering staff, leadership, and administrative staff.  Help develop with the project team realistic baseline forecasts of the overall project cost and schedule, as well as forecasts of each projects cost and schedule  Ensure adherence to the department’s engineering standards, project management standards, and guidelines, and actively participate in the improvement of same  Ensure the project team adheres to the CIP Program’s standard methodologies for project & quality management, projects controls, permitting and regulatory management, and project assurances as described in the Program Management Plan (PMP)  Coordinate all projects through public advertisement & procurement process  Manage the process for evaluating, tracking and mitigating project risks and communicating cost and/or schedule implications to leadership.  Manage the process for monitoring and enforcing contractor adherence PMP  Ensure the CIP Program’s Change Management procedures are adhered to  Monitor and manage project performance relative to planned baseline and approved changes  Collaborate with all stakeholders to develop project charters, including scope, schedule, and budget so that scope creep is avoided  Analyze variances and initiate mitigative actions needed to ensure timely completion of assigned projects  Track and communicate project cost control expectations and deliverables with consultants and contractors  Stay current with industry trends by participating in educational opportunities and professional/community organizations  Follow security and safety policies and procedures in carrying out work duties  Participate in strategic planning, including the annual CIP development process  Manage multiple projects and balance / allocate resources between projects  Prepare and present status reports to management as needed  Advise leadership team members of projects  Respond to requests for project information  Coordinate meetings and tasks with other business units across the organization  Provide mentoring in areas of expertise to other team members  Facilitate the project initiation, management, and closeout processes Required Education and Experience:  Transcripts or Diploma Required:  Education requirement can be substituted with extensive experience, at the discretion of the Chief Executive Officer or designee  Bachelor’s degree in Engineering, Construction, Business, or other related discipline of study from an accredited college or university; AND  Professional Engineer License in the State of Michigan OR Project Management Professional Certification from a recognized accredited body OR the ability to obtain one of these credentials within 12 months of joining; AND• Minimum of four (4) years of project management or related experience in the field and/or job assignment

Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed. Must be available for “on-call” after hours, weekends, and holidays and available for emergencies, as needed.  Ensures all safety precautions and procedures are followed while performing assigned duties.   Requirements EDUCATION/EXPERIENCE  High school diploma or equivalent WHAT YOU NEED TO SUCCEED  A minimum of 4 years of engineering experience, preferably in high-rise facilities. Should have a specific knowledge of all high-rise electrical, plumbing, stair pressurization, elevators, and mechanical systems.  Safety systems knowledge Elevator systems knowledge Fire pump and safety system knowledge Trash room / compactor knowledge Some experience with Building Link and Vantaca building management software.  An understanding that condo construction is not complete and will take place over the next several months.  This requires a need to deal with partial occupancy issues that impacts how the building systems are managed and operated.
