Experienced working with a tape measure, able to read down to 1/16". 4. Experienced working collaboratively with a team a must. 5. Experienced/able to: lift, carry, stack, 80-pounds. 6. Experienced warehouse production. 7. Experienced with building balanced pallets of orders with multiple sized components, writing descriptions and order numbers on packages, using a steel-bander, and stretch wrapping products to pallets with plastic stretch film for shipment. 8. Experienced inbound receiving of goods; checking in components against a packing slip or shipping manifest and recording/reporting damage and/or discrepancies. 9. Experienced working in hot environments while wearing all required safety gear: hard hat, safety glasses, hi-visibility vest, steel toe boots, and work pants or denim jeans. 10. Must have a reputation for being on time", day in and day out for every scheduled work shift. 11. Must have a professional "Customer First" and "Get It Done" attitude. 12. Must be willing to follow directions and receive critical feedback to grow in the role. 13. Must be Neat, Clean, and Organized, with a professional "Clean Cut" appearance: Shirts tucked in and No pants sagging. Must be friendly and a hard worker- and be able to work well with customers and associates. We're looking for the right person who can multi-task with processing and packing orders, loading and unloading trucks and interfacing with customers. NOTE: Forklift experience is a must and being forklift certified is mandatory if you meet the other requirements. Any candidate to be considered must possess these skills and abilities (MANDATORY). JOB SUMMARY: Under the direction of the Property Manager, the Maintenance Technician is responsible for providing Daily maintenance services for the Interior & Exterior of Properties. Maintenance Technician may be required to work some weekends for emergency maintenance issues and may be required to travel to other Company Properties. MUST HAVE OWN VEHICLE & TOOLS. DUTIES AND RESPONSIBILITIES: 1. Respond to maintenance requests as directed from Direct Supervisor (Property Manager), in a timely and courteous manner. 2. General grounds interior and exterior maintenance of the property to include the walking of the grounds to secure Vacant Townhomes. 3. Daily rounds of trash pick-up on Grounds. 4. Responsible for the maintenance of all electrical/Gas and mechanical equipment to ensure that townhomes/apartments have continuous heat and/or Central A/C. Heating Units. 5. Maintain, troubleshoot, repair or replace Gas Furnace Heating Units/Central A/C units. 6. Maintain, troubleshoot, repair or replace apartment lighting, including light fixture, bulb, and ballast replacements. 7. Maintain, troubleshoot, repair or replace townhome appliances. 8. Maintain, troubleshoot, repair or replace basic plumbing fixtures and plumbing issues. Includes replacing water heaters, faucets, toilets, toilet flappers, showerheads, diverters, fluid masters, and all other plumbing as the property requires. 9. Maintain, repair or replace drywall and painting in townhomes/apartments. 10. Maintain, repair or replace doors, locks, as needed. 11. Respond to emergency maintenance calls during off hours. 12. Oversight of Contractors work from the start of job to finish. 13. Assist with Eviction Move-Outs. 14. Prepare townhomes/apartments for Move Ins to include the removal of furniture, trash left by previous tenants, cleaning, painting & repairs. 15. Assist outside Contractors with complex issues and any additional duties as assigned by Direct Supervisor (Property Manager). 16. May be required to climb ladders and lift up to 50 pounds.
