Ability to work remotely (from home) and independently. Capable to perform visual inspections of exterior facades (from scaffolds and fire escapes) and preparation of the inspection reports including FISP/LL11 reports Ability to inspect and identify deterioration of the various types of the exterior facades Ability to produce a full set of facade repair drawings, details, bid forms, and specifications Construction Administration, including review of the AIA payment applications and change orders Capable of managing multiple projects at the same time Track the construction schedule and budget Proficiency in AutoCAD, Word, Excel Scaffold certification and OSHA 10 hour certification are preferred, otherwise must complete within three months from the date of hire, fees are covered by the Company Salary depends on qualifications and experience - $65,000 - $100,000

As the Maintenance Technician, you’ll be responsible for ensuring that all production equipment are safe and in proper operating condition. Additional duties will be to perform all tasks following the cGMP requirements. OTHER ESSENTIAL JOB DUTIES AND RESPONSIBILITIES Acknowledge all production calls for critical point checklist and machine breakdowns Ensure all repairs and corrective maintenance performed is verified and properly documented Perform generated and all assigned Preventative and Predictive Maintenance schedule in a timely manner and following listed activities on a Computerized Maintenance Management System Monitor parts and determine minimum/maximum inventory on all assigned equipment. Record all parts used during repair and Preventative Maintenance activities. Assist Inventory Control and Maintenance Planner in physical count for costing. Collaborate with Production, Process Engineering and Product Development on quality issues and specifications Ensure housekeeping and safety compliance in the Maintenance shop Communicate all machine issues and progress of on-going maintenance undertakings and propose or recommend machine upgrade and projects for process and continuous improvement Fabricates, modifies and repair parts by using machine shop instrumentation and equipment Attend all maintenance meetings, trainings, educational workshops or webinars for updates and personal development Maintain positive team dynamic and overall department success Complete all work as assigned within established timelines and in compliance with all printed company policies and procedures Perform others duties and responsibilities, as assigned WORK ENVIRONMENT Exposure to cold temperatures in the winter and hot temperatures in the summer Work occasionally near mechanical parts and in high places Occasional duties in an outside environment Duties are performed primarily in a smoke-free environment PHYSICAL REQUIREMENTS Frequently required to stand, walk, bend, kneel, crouch, balance and reach. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.  WHAT YOU'LL DO  Engineering management of a residential facility; including common areas, amenity space and parking garage. Provide quarterly cost analysis and cost projections for all utilities, chilled water, electrical, gas and on all maintenance items needed, filters, belts, valves, and maintenance equipment. Efficiency analysis and energy savings audits done on a quarterly basis. Create, execute, and maintain an automated preventative maintenance program to include all components of the building.  Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.  Maintain any “green energy” qualifications of the building.  Coordinate, maintain, and keep current all building component inspections.  Supervises full maintenance team and any other departments as assigned by the GM.  Develops training to ensure excellence in job performance.  Building and maintaining strong relationships with outside vendors. Coordinate contracted services and repairs, alongside the GM.  Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed.
