JOB SUMMARY Responsible for assisting the Property and Regional Manager in handling the day to day operation of the property. An Assistant Property Manager will be asked to assume greater responsibilities upon absorbing and applying knowledge of all aspects of property management as well as displaying maturity and good judgment. Assistant Property Manager serves as the individual responsible for the property in the absence of the Property Manager. ESSENTIAL JOB FUNCTIONS Administrative: Works closely with the Property and Regional Manager in learning all aspects of management including administrative and financial duties -Works closely with the Property and Regional Manager in developing an integral team that effectively sells the quality and professionalism of the company -Inspects property common areas, apartment units and grounds on a regular basis - Offers recommendations to management regarding improvements to the overall operation of the community - Demonstrates an interest in and understanding of financial and operational reporting requirements Financial: Collects all rent payments - Makes daily deposits with regard to rent collections and any other miscellaneous income - Assists in the processing, monitoring and recording of invoices and deposits into various administrative books - Distributes non-payment notices to all delinquent residents, and completes follow-up activity with regard to rent collections, water bills and any other miscellaneous income - Maintains a general working knowledge of state laws with regard to the collection of delinquent accounts - Assist Manager with court filings and follow up Leasing: Inputs daily information in relation to walk-in traffic, move-ins, move-outs, apartment conditions, etc using Yardi - Assists Property Manager in ensuring that all leases and addenda’s are completed accurately with regard to addresses, names, rates, etc - Maintains all current and previous resident files - Supports the overall marketing efforts and offers input and suggestions with regard to promotions, advertisements, rate increases, etc - Assists in various leasing activities as required - Maintains up-to-date knowledge of market and competitive properties - Assists the Property Manager with renewals of existing residents - Has working knowledge of resident screening procedures Leadership Qualities: - Represents the company in a professional manner at all times - Assists the overall team effort through effective leadership - Analyzes concerns associated with apartments that are slow to lease and offers recommendations - Assumes supervisory responsibilities and management of the property in the absence of the Property Manager - Understands and complies with Fair Housing laws and standards Customer Service: Assists in the handling of resident service requests and various concerns as required - Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations Other Job Functions: Assists with and attends community-sponsored resident functions and activities - Assists in creating the monthly newsletter - Attends and participates in training classed and seminars as requested - Maintains open communication with the Property Manager and Maintenance Director/Supervisor - Transports residents or prospective residents via motorized vehicle on property grounds; runs errands as necessary - Performs other duties as assigned SKILLS EDUCATION AND EXPERIENCE High school diploma required. College degree or coursework in business, hospitality or property management is beneficial. Supervisory experience, excellent communication, organizational skills, and computer literacy/word processing skills required. Strong customer service orientation, with good decision-making ability and a professional image is necessary. Valid driver's license and good driving record required

OVERVIEW The objective of this position is to show pride of ownership in the property and provide reassurance to the residents that there is reliable competent property manager representation on site. The On-Site Manager, or OSM, provides a positive impact so that the apartment community has a good reputation and reflects a positive image to the public. The OSM applicant should be comfortable interacting with people during challenging situations. Important also are great communication and interpersonal skills, use of basic technology tools, i.e. websites, email, text, social media, online automated property management systems and pleasant phone skills. Having a laptop computer and printer are very important. The ability to work in a dynamic environment is a plus. This is a part-time position, requiring the resident manager to live on-site. Duties and Responsibilities • As the primary on-call contact person, you shall be the representative to enforce ALL rules governing the premises under the lease and report any violations or problems to the property manager and/or ownership group • Respond to all residents’ request or complaints in a timely, efficient, and courteous manner • Facilitate and report issues raised by the residents, you and others to the property manager • Provide a high level of customer service with residents • Perform periodic inspections of units • General tidy-up, cleaning & maintenance of the common areas and grounds to maintain exceptional “curb appeal” • Lease available units using leasing skills with full compliance of fair housing laws Knowledge and Skills • Strong communication skills and attention to detail • General knowledge of computer software and internet • Knowledge of property management including but not limited to posting notices and enforcing regulations within California and Local laws Education, Certifications, and Experience • Degrees from high school, college and/or property manager or certifications are preferred • Driver license required Interpersonal and Communication Skills • Strong interpersonal skills and drive to provide superior customer service to all parties • Team player with strong work ethic, pro-active orientation, who can anticipate needs, and highly accountable, with a mature and positive attitude Compensation • Maximum hours per month shall be 29. Hours will vary and may involve 7 days per week • Compensation shall be determined based on the market and experience. Starting pay shall be at least or maybe above the California minimum wage in $16.50 per hour as of January 1, 2025. • Compensation may be paid directly as compensation or in the form of a rent credit or reduction Approved Applicant, Start Date & Move-In, November 1, 2025 • OSM must be an approved lease applicant able to move in on or about November 1, 2025
