The Role We are seeking a results-driven Vendor & Sub-Contractor Operations Manager to join our US Operations team out of either Chicago or New York City. This critical role will oversee the sourcing, onboarding, and management of third-party vendors and service providers that support our nationwide portfolio. From optimizing service quality and cost structures to ensuring seamless guest experiences, you’ll play a strategic role in scaling our operations across multiple U.S. markets. This is a unique opportunity to sit at the intersection of hospitality, operations, and strategic partnerships—helping build the backbone of a world-class concierge and vendor ecosystem. This role is US based and must be located in either Chicago or New York City. What You Will Focus On Outsourced Vendor Services: Coordinate and manage US third party service partners Vendor Sourcing & Onboarding: Identify, assess, and onboard reliable, cost-effective third-party service providers across multiple US cities Contract & Negotiations: Lead negotiations, define contractual terms, and establish Service Level Agreements (SLAs) that ensure both quality and accountability. Performance Management: Monitor vendor performance to ensure service excellence, cost efficiency, and timeliness; conduct reviews, provide feedback, and drive continuous improvement. Compliance & Auditing: Oversee compliance with company standards, verify pricing accuracy, and validate invoices through structured audits. Cross-Functional Collaboration: Work closely with Operations, Customer Support, and Quality Assurance to align vendor and concierge services with business objectives. Data & Reporting: Maintain vendor dashboards, performance trackers, and documentation to support transparency and informed decision-making. Vendor Categories May Include Local and national concierge/third party service providers Maintenance and repair contractors Field-based third party services (e.g. inspectional, specialized delivery, key delivery placement, etc.) Requirements 3+ years of experience in vendor management, sub-contractor services, or operations, ideally in a multi-city or hospitality setting Proven track record in managing service-based vendors and negotiating contracts in the U.S. market Strong understanding of service operations, hospitality standards, and guest experience management Advanced Excel/data analysis skills; familiarity with procurement or vendor management systems a plus Proven experience in developing and managing KPIs to track vendor and service performance, with a strong background in remote service oversight or centralized vendor management to ensure consistency, efficiency, and accountability across multiple locations. I. SUMMARY: Operates heavy equipment (e.g. front-end loader, backhoe, skid-steer, blending equipment) to process Bloom into marketable biosolids products. Makes deliveries of products and retrieves feedstock as needed. Monitors and adjusts general housekeeping in blending and curing facilities. II. ESSENTIAL FUNCTIONS: • Operates heavy equipment, including front-end loader, backhoe, skid-steer, windrow turner, blending equipment, etc. to process biosolids into marketable Bloom products. • Makes deliveries of products and retrieves feedstock as needed in DC Water pickup trucks, dump trucks, and tractor trailers. Weighs loads on plant scales for tracking purposes as directed. • Monitor the solids production and Bloom production needs. • Receives and ensures proper storage of feedstock shipments. • Collects product samples as needed. • Records daily activity and operating conditions. PRINCIPAL DUTIES AND AREAS OF RESPONSIBILITIES First Impression/Professionalism An HBW Construction superintendent personally represents HBW Construction each day through their appearance, professionalism, and actions. To be successful, the superintendent shall: Take ownership of the project by being accountable for the quality of product produced, delivering the project on time and meeting the client's expectations. Maintain a professional business appearance at all times by following the dress code for HBW field staff, which consists of HBW Shirt, khaki pants, work boots, and any personal protective equipment (PPE) required while also maintaining good personal hygiene. Create and maintain a team environment with all stakeholders on the project including, but not limited to owners, clients, suppliers, building management, building engineers, tenants, and Property Managers. Quality Control An HBW Construction superintendent is responsible for ensuring that the project is built in accordance with the contract documents and to the highest level of quality possible. To facilitate this the superintendent will: Review and understand all contract documents such as the Plans, Specifications, Architect's Supplemental Instructions (ASI), Bulletins, Architect's Supplement Sketches (ASK), Addendums, etc. Ensure that all craftsmanship is at the highest level possible and identify items that need to be reworked. The superintendent will track all quality deficiencies items until they are properly complete. Create a punch list for the project and have it complete prior to the Architect/Owner punch list walkthrough. The superintendent shall track the RFIs from submission to response and publish the response to the subcontractor team when obtained. Turn-over the project with 100% completion and sign-off of the punchlist prior to client move-in. Turn-over as-builts and operations and maintenance manuals to the Project Manager. Demonstrate critical thinking and innovative problem-solving skills as necessary. QUALIFICATIONS Technical Qualifications 5 years of experience as a Superintendent in commercial construction. Knowledge of all aspects of construction industry standards, building codes, equipment and methods. High School diploma or equivalent. Proficient in Microsoft Office Suite and Microsoft Project.
